Can I reject an applicant due to "Applicant not found" from credit report agency?

Two addresses listed on the application do not match to the driver license.

The applicant just moved out the previous apartment last month. Lease ended.

When applicant come to see the unit, manager asked how many occupants, if any kids. Applicant said just my mom and I, no kid. However, the applicant come back with two adults and two kids. The other applicant didn't show up to see the unit.

I called to verify current residency, and I think the person is applicant's relative. Give too many details that I didn't even asked. I think either the mom is helping the applicant , or they are helping another person to get the apartment.

Definitely reject them. They are lying already!

Yes, that's a perfect reason to reject --"Applicant not found" from credit report agency.. You are unable to complete screening process therefore can not approve the application. Good you found out early on. --72.191.xxx.xx

Also: be careful! You may not ask if there are any kids - now when they are not approved they will say it was discrimination due to familial status. --68.229.xxx.xxx

You can not ask how many kids in California. That question can cost you millions. You can ask "How many people are there going to be renting this property? And How many are 18 and above"! Because all persons 18 and older have to complete an application. --47.155.xx.xxx

A common trick is one letter in the surname is changed where that comes up. Three pieces of identification where that will minimize that. A lot of them say they do not have to supply social insurance number where they are already hiding identification. It is better to wait as handing the keys through the gates of hell is not worthwhile. Not only is the stress of going through the eviction process but also having the rental house or rental completely trashed out like the videos on You Tube from the tenants from hell. --99.236.xxx.xxx

recently i have added in my phone pre qualification::

-- do all persons over age 18 have a valid SSA # or TPIN

surprisingly, more and more in the applicant group do not.

when I ask the ""Lead "" tenant how I am supposed to check that person out,...they ask me why do I need to check everybody out,....just the people signing the lease.
