If you are a landlord in CT and aren't paying attention, things are about to get really bad!
New legislative proposals. H.B. 6531 To establish a right to counsel in eviction proceedings. This means our taxpayer dollars would be used to provide legal counsel to defendant tenants.
This is the really bad bill. H.B. 6528 - This would prevent landlords from considering eviction histories. The judicial docket currently has all evictions on the online docket which is public to everyone. The docket would now be sealed and consumer reporting agencies would not be able to get that information. Can you imagine the nightmare this will cause? In addition, the applicant would have the right to go to the Commission on Human Rights and Opportunities if they felt they were discriminated against. PLUS, if landlord refused to rent based on eviction history, it would be considered an unfair trade practices act, which is subject to treble damages under the law.
The public hearings are 3/4/2021. PLEASE submit your testimony to the housing committee. hsgtestimony@cga.ct.gov

I predict this will spread, first in blue states, then, if red states don't do it, the fed will decree it everywhere.

As a small mom & pop, it wouldn't really affect me. However, it is infuriating to me. This is all in response to COVID because we are going to have major housing issues. I spoke with a realtor today and he said is big complex landlords are struggling - 1/3 taking advantage of the situation, 1/3 truly struggling and another 1/3 paying when they feel like it. --32.211.xxx.xxx |

We already have that in California. Tenant gets a free 'legal aid' lawyer, funded by taxpayers, while the Landlord has to pay for their own lawyer. My one and only evicted gal had a free lawyer, I went in without anyone, judge decided that since I didn't have a lawyer in court, that she also could not have one IN court. Didn't stop her from consulting outside of court though. Sneaky. I won anyway, on my own, no lawyer. Learned a lot but it took me 4 months to fight off her attacks (lawyer coaching). Thanks ZakHD, I will certainly submit my testimony. I think CT is the most unfriendly LL state going. I am in the process of eviction for serious nuisance (stipulation agreement expires next week). This will just make my screening criteria get stricter if it passes. Or I may go AIRBNB or I may just sell off my rentals. Agreed - not sure who legislature thinks they are helping. The rent is going to increase and the liability is going to be huge with CUTPA at treble damages. Time to set minimum credit scores at 650 or higher, 2 months security plus first and last. --32.211.xxx.xxx |

Oh, let me know how the eviction goes. I have to file an eviction on Monday as I legitimately want to move into my rental because I am selling the rental I live in. I'm planning on using all of these government issued hinderances to running my rental business as legitimate reasons to challenge my RE tax assessments. CT is controlled by Bridgeport, New Haven, and Hartford the politicians know who votes them in. These laws are written with lower end occupants of those rentals in mind.
To anyone who wants to get rid of the electoral college on a national level just look to CT. We are a prisoner to our cities, and the politicians take money out of the suburbs to give to the cities. Just look at the house tax the knuckle head from New Haven proposed. He said flat out the $75m they planned to take from the rest of the state was for New Haven. --24.45.xxx.xxx |
