If a tenant prepaid the rent for a year and then either the tenant or the landlord have to break the lease what is the legalities for refunding the remaining funds?

Without knowing any specifics of the lease or the situation, I'd say the money that hasn't been spent gets refunded once the unit is rerented. --72.70.xxx.xxx

If the tenant is breaking the lease, they will need to either pay an early lease termination fee if you've specified one in your lease, or they are responsible for paying the rent until the unit has been re-rented.
