State Specific Question About: MAINE (ME)

Hello, Im wondering it a Tenant moving in another occupant to live there against the landlords permission, and after warning them about it multiple times (and him admitting it on text) would be considered a material breach of the lease, and constitute a 7 day eviction notice, instead of the 30 day. The state law doe say "F. The person occupying the premises is not an authorized occupant of the premises" under 7 day evictions allowed. Not sure if that would only apply to the guest thats living there, or both of them. Has anyone had a 7 day eviction go through for something to this effect? This is an owner occupied in law apartment, thanks. --74.78.xxx.xxx

What would have worked before might not work now. Some housing judges use the bench for social engineering and don't care what the law actually says.

I think you are going to have to consult with an eviction specialist lawyer in your area to learn what your local judges are doing.

Or give the seven day eviction notice and hope it straightens the tenant out. Sometimes it does when the tenant realizes that the landlord is serious. --76.178.xxx.xxx

Do you have any idea how many landlords there are named "Mike" in Las Vegas? I don't either, but if I say something negative about a tenant, the tenant will not be able to show it was me. --76.4.xxx.xxx

I don’t know ME law.

Check your court and their website for a handbook or FAQ.

I would call the court and ask your question, but don’t be surprised if they cannot give out legal advice. Worth an ask.

If this is your first eviction hire a lawyer and learn the system.
