From the NC Section 8 Handbook:
"A nonrefundable "redecorating fee" or "cleaning fee", in addition to a security deposit, is appearing more and more in leases. It is questionable as to the validity of these fees as they appear to be an attempt to circumvent Landlord Tenant Law."
Just a FYI. Note this is not the same as listing what you will charge if they DON'T clean, it's the collecting it up front as a "fee." --50.82.xxx.xxx |

Do you charge this upfront?
Since section 8 is a federal program, do you think that this is listed for handbooks in all states or could it be different for different states?

Warning!!! A prepaid cleaning fee is not legal in all states.
For many years we charged an Exit Cleaning Fee at move in for years. It stuck because we had photos to prove how we used it.
I "think" it worked against us in the end. I think people left the home dirty because the felt they already paid us to clean it.
We switched to W's thorough move out checklists, good communication of expectations, and a $100 reward if they left it spotless, nothing for us to do. Our homes are coming back in MUCH MUCH better condition. Just paid out a $100 reward last week!

I don't charge a cleaning fee (never have). In my opinion I would think that if you charge them a fee for it then they won't clean it. Where is their motivation to clean if they aren't going to get anything back?
Deposits are very different and "most" want it back. That's why it's important to find out WHERE and WHO actually paid the deposit. I have found that if they are getting the deposit money from an agency (it's not common but I have had a few "charities" do this for people) they do not clean it when they leave. Why? Because it wasn't their money to begin with. so what do they care? --67.242.xx.xx |
