How interesting - the responses I'm getting to my ad for a studio for rent. Usually they are interesting, as a studio attracts a certain breed of "cat" but this last round is trying my patience. So i am just responding to their inquiring as they are to my ad:

They write: When can I move.

Response: Check your calendar and get back with me, the unit is ready when the application is approved,.

They write: It's me my boyfriend and my baby.

Response: You may view and apply.

(FYI the ad reads 300 sq feet, I am stopping saving them from themselves)

They write: How small is 300 square feet?

Response: So small you have to go outside to change your sock. Once I said so small you have ot go out side to change yoru mind.

They still make appointment to view! They still pay the $10 application but they do not turn it in! I suppose they are desperate and I truly want to help them but this is all I have to rent and it's very small, just the facts here! --172.58.xx.xxx

Is there at least 3 bedrooms?

Will my oversized sectional fit it's 20 ft by 20 ft?

I had tried Zumper because I wanted to get a different person than I was getting with FB Marketplace. Wouldn't you know, Zumper advertised on FB Marketplace for me... and then all of a sudden, I go from zero leads to 100 terrible leads, including people, like, 1400 miles away who don't realize I'm in (cityname) TX, not (cityname) NC. :P --137.118.xx.xxx

I tried Zumper, but received very few serious inquiries. I'm now exclusively using Zillow. Many serious inquiries, although I have to pay. It's still lots cheaper than taking out newspaper ads as we used to 10 years ago. I wasn't aware that Zumper posted on Facebook Marketplace. We no that it is not a marketing problem because you my friend are a marketing genius.

Also, you are at least getting responses.

The responses that you are getting are still interesting, just maybe in a different way.

And, you are making money on applications that you do not have to spend time on.

It may also have something to do with the fact that they are looking to rent a small and cheaper space and so, they are likely to be lower income and thus not very educated either.

As far as the question of how small is 300sqft, they may be looking for specific dimensions such as, 10 x 30 or 15 x 20.

They probably can't picture in there heads just how small that would be, especially when they move in there furniture.

Perhaps you could suggest to them that they could stop by a Lowes or HD and look at a shed that is around the same sises as mentioned above in order for them to get an idea. --73.120.xx.xxx

I have a multi - all studios in a B/C area. My last 2 tenants came from Zumper - go figure.

Studios are small, priced accordingly, and this is the magnet - the low price.

To minimize wasted time I heavily qualify over the phone. I first describe my unit as " 1 room that serves as the living room and bedroom combined, plus a kitchenette and full bathroom - it does not have a separate bedroom ".

Then I ask if they think that will fit? If yes I then ask how many people? If it's more than 2 people I explain the dimensions of the main room, ask them to jot it down, and then measure a room where they are now so the can see how much larger or smaller this place is compared to where they are now.

I can usually steer the conversation so the only showings are to single, no pets people with good credit & job history. My add states criteria that helps pre-weed out the wrong applicants.

I average 8 inquiries per showing and virtually always find a good applicant with 3 or less showings. Luck & experience & expertise. Good luck to you.

Yeap my ad explains MicroLiving and how one rooms serves all living purposes. There is a tiny pass thru kitchen and a tiny bath with shower only. It is really nice, with a front door and a back door with patio and an outside storage shed. Even some yard. Its $599 includes all utilities.
