Does adding an ADU count as a unit... such that it can make a 4 unit bldg into a 5... thus making it need a commercial mrtg?

Guessing, but basically you are adding another unit to a multi-unit and it is going to count as a unit.

And it must be smaller than the main dwelling, can't exceed 900 square feet - or be smaller than 300 square feet - must be stick built (no pre-fab or trailers, although you can add an ADU to an existing trailer.) --50.82.xxx.xxx |

There is a good argument it is still a fourplex with an ADU, not a commercial property. For zoning and most other purposes, a single family with an ADU is still a single family, not a duplex. But that isn't really the question.
Fannie mae and freddie mac generally doesn't lend on 2-4 units with ADU, even if they would lend on a 3-4 unit, even if they are legally not a commercial property.
But AB 1069 explicitly allows ADU on multifamily, before 2019 this generally wasn't allowed, almost all of these were illegal or unpermitted. So there isn't a lot of info yet. That guideline could have changed recently. I think you would need to check with the lender on this, or pursue non conforming or portfolio loans.
