I ran a poll on a rental group on FB asking people what ONE thing they would add if they could to their rental place:

Fenced in yards got the most votes.

BUT hard surface floors was a hard second though

then garage/storage

And it goes on down from there but nothing unexpected.

Another poll asked what they would change (slight difference) and the overwhelming response was price! I mean far and away from anything else, which was all rather normal stuff (ceiling fan, etc.)

Price no doubt was the first thing that came to my mind when I was reading your post. Everyone wants it cheaper.... we want taxes and insurance cheaper, we want repair bills cheaper, tenants want rent cheaper. Nature of living life.

I dont think anything that was brought up was too crazy. Which is a good thing.

Good to know, and I agree.

I have a clause in my lease about modification "cost sharing", and I've been able to get two of my tenants to pay half the price of adding fencing. --99.92.xxx.xxx

I had a house that was a curse. It had a large enclosed lot, but only 3 bedrooms and 2 bathrooms. And two of the bedrooms were tiny, like 10' x 11'. And the master bedroom had the second bathroom but was only 13' x 12'.

So I converted the garage into a Mater Suit with a 3rd bathroom, walk-in closet, wet bar and a separate bonus area/office.

Now without a garage it was super hard to rent. So I also built a large 2 car carport and put up a metal shed in the back yard for storage. Still it was hard to rent, tenants wanted a real garage.

So then with the next tenant I enclosed the carport with exterior T-11 plywood and added a roll up automatic garage door. Then once there was this "real garage" the place rented in 1 weekend of open house showings. No longer did it take 4 to 6 weeks. --47.155.xx.xxx

Brad, that could well be. Most houses I see advertised around here are either well set back in the 1980's and horrible, or well renovated with hard flooring, grey walls, white kitchens. I've had to do double-takes sometimes to be sure it's not one of ours LOL!

Fenced yards are definitely because MOST people have pets, or want one. Not just here but everywhere.

BTW, I didn't pose as a tenant. It's a local Housing Board, there are both Housing Providers and Renters on it. I'm an admin. --50.82.xxx.xxx
