State Specific Question About: MASSACHUSETTS (MA)

Ok I know I a softy , I have the tenant that has not been able to make catch up payments on the rent that is past due. I had this commercial tenant for the past 6 years and he is not physically well this past two years. So I'm stuck with the excess of space that he is using for his stuff plus he cannot find another place with for the same rent. Just trying to figure out if I should just bite the bullet and have all his stuff moved out to the junk yard and put the tools in the local space for rent. --24.34.xx.xxx

I give my commercial tenants much more leeway than I do residential customers. They are harder to come come upon and they tend to stay longer.

You need to ask yourself a hard serious question and share that question with your commercial tenant. Is this a short hiccup where you will be able to bounce back on - or is this something that they will never recover from.

With a couple of years of illness, I don't see a sudden bounce back to where things are all caught up. So how much does it cost to have that open vs what it is costing you now with someone in it. If he is paying you 90% of the rent, I might work with them - even if I know they are not going to be back too 100%. If they are paying less than 90% and have a chronic condition.....Sid is right - they are stealing from you --24.154.xx.x

Yes he is stealing from me .The Tenant is not going to get any better. I could tolerate the sporadic rent but the excess in the yard space is giving me a headache. So will need to find a junk collector to take out his excess stuff. Since I have taken him to court about this and the Judge has allowed me to put his stuff anywhere I choose. I just needed some feed back on this. If I had "Got Junk" to do this it would cost me about 3000 Simolean's or more. Thank you --24.34.xx.xxx

In one strip mall I too have tenants struggling to pay their full rent. One example is an accountant who uses his back office space to store records. That space can be subdivided and rented to someone else, or he can rent out the space. He too just doesn't have a place to store it close by incase a client has questions.

This is where a used shipping cargo container, 20 feet long, 8 feet wide and 8 feet tall. They are water proof and protect the contents. So I ordered a used container with two doors and divided the 20 foot container into two storage units. Modified and delivered it cost me $2,600.

The accountant found someone to rent the back office for half his rent. So between them I get full rent. But I had to give him storage space -- that I charge him an extra $100 per month.

You did take care of the situation with cooperation from the tenant. Nice! This guy has lawn mowers and snow throwers plus other small engines. it would have been nice if there were just a few except there are about fifty or more plus the stuff inside the garage. I tried looking for places for him but the ones that he was interested in did not want that stuff in their place and know him for the pack rat he is. --24.34.xx.xxx

That looks like a question! So No they are not applying the machines for past rent the machines do not work so the men taking them away will be bringing then to the metal recycling for cash. Yes the property will be looking less like a junk yard with more parking space. I would like to see him completely gone especially if he stops paying the rent. He is 4 months behind now. --24.34.xx.xxx
