Tenant had water coming up in tub. Dad went to try to fix. Called me Sat afternoon about the problem. I already knew our plumber was booked thru Tues. Called three more so made the effort. BTW it's sub temps. Then we get a dump of snow on Monday. Even the dad said nobody needs to get out, even plumbers. So plumber can come Tues. I tell tenant. On Tues I call four people, two tenants plus mom and dad, multiple times, to let them know plumber will be there in an hour. No answer! Tenant is home but won't answer the door. So then I see on Facebook the tenant's mom is trashing me by name, twice, saying I won't pay overtime, won't fix it and her poor dil who is pregnant needs a bathroom. She's getting lots of sympathy and I'm getting lots of slams. We have 60 mutual friends (she unfriended me) and I feel the need to defend myself in some way and also preserve my good reputation. I would recommend a letter to the tenant outlining the problem and confirming the repair has been fixed. Reiterate that tenant cooperation in repair and maintenance service calls. Also state that in the future, any comments or complaint should be directly to the landlord for effective communications. Just to add to what good suggestions others made above,

Know that most people are figuring out that reviews on-line are fake if they are too good, and cast a shadow on the author if it is a complaint like the one you had against you.

Landlords have a knee jerk reaction to "my old landlord never fix nothin".

Now many people reading reviews can read between the lines and see that the complainer is a baby, ignorant, or drives a Ford and not a Chevy or drives a Chevy and not a Ford.

At least in the future when people speak well of you at the Christmas party, they will at least know you had to work for your success. For nothing is easy.

I did what Rents Due said when I saw my tenants were looking for a new place for maximum $200 higher than what they "struggle" to get to me every month. I raised the rent in my ad by $75. They claim they never saw it, but we know they did or someone tipped them off. Still there. --73.230.xxx.xx

Facebook is a cesspool. For the brief minute that I had an account and had rentals advertised there, I had a low life bad talking my rental for charging for pet fees. A few days prior this same low life literally wrote on her post that she was looking for a pet friendly unit and was willing to pay a pet fee for her dog. You can't win with these types of people. Brain dead.

My policy is not to be fb friends with tenants. I was talking about the mom. After the initial creepiness of being slammed on fb, I realized that her words made her look bad, not so much me. Did I say she was ranting about a lawyer, and called the city to condemn the unit? I have no worries with the city. I cleaned, going to replace towels, give a rent credit, and pretty sure I'm going to refund the deposit and say see ya. Btw the repair was major sewer work due to improper construction 50 years ago. I always giggle and laugh when someone puts something on FB about us as a landlord. I know the truth and 99.9% of the time I am in the right.

We had a tenant bounce rent to us (ACH) and then dropped off the face of the earth. I posted, then went in and found the WORST house I have ever found. Took pictures and after about 2 weeks made contact with her and made arrangements for her to move..... took about 2 weeks longer than our plan, but she was gone. I had pictures, A LOT of them on my phone.

One morning I am at the REC center and some of the ladies in there are a bit "stand off ish" to me and I was like ????? Whats up? One of them said, I can't believe you evicted Kelly. I was like What? So they told me how she was bad mouthing me and how horrible I was as a Landlord and how there was no reason to ask her to leave.

I shook my head and went back to running on the treadmill and let it get the best of me.

off the treadmill I went, pulled up the pictures on my phone and showed them what I walked into when she bounced her ACH to us....

Needless to say, one of them was going to see Kelly that night at ball and when she did, she said "you can stop trash talking Fishsticks.... we seen pictures." Nothing more was said.

Fast forward and we have a judgment against her. She isn't paying. I did some darn good detective work and found her place of employment and got the garnishment!! --98.21.xx.xxx

I had a tenant write "your Fuc*ing rent" on the memo line. Gotta love it. That was her 30 day notice. Then she bounced one to me. Claimed she didn't. Guess who has all the paperwork and went to the Police about it-it was considered fraud by the bank? Guess who had a chat with her? Guess who got their money? Guess who can prove everything I say? Guess who wanted an extension on a "horrible" place to live? Guess who denied it? Guess who said as little as possible to the soon to be former tenant and let her rant with obscenities at me?
