Uh oh. Now I’m nervous. Our fearless leader has extended the foreclosure moratorium until June, but did not mention the eviction moratorium. I have a sinking feeling in my stomach. I don’t dare imagine he isn’t extending it. I have a bad feeling it’s going to be part of something much bigger. Buckle up.

Something I don't generally deal with is foreclosures. I want to purchase a home in foreclosure but have issues with the lender. Homeowner passed away. No estate. Amount in the foreclosure documents is CONSIDERABLY higher than market value. No idea if they'll even talk to me at this point. I offered to the lender that I'd pay to open and administer the estate and get the heirs to sign Deed in Lieu if they'd accept $xxx from me. I guess the new term for this is "crickets". As the docket appears now, excluding any moratorium, earliest sale can be December, 2021, and that's if the lender gets their act together (so far, they have serious procedural errors - they've corrected some but not all and they don't realize it yet but it's very apparent looking at the docket).

So ... if they can do nothing at all until June, sheriff's sale will be at least next February. Doesn't make sense these across the board laws/orders/whatever. --72.70.xxx.xxx

Most articles have now clarified that the eviction moratorium for renters was also extended.

Note that the proposal also specifies $25 billion to be used for direct rental relief to landlords.

I am curious how to request those funds for LLs in that situation. We'll have to see what comes of this.

I believe that I read the total rent arrears is something like 70 billion. Between the bill they passed last year and the proposal this year it looks like there's a total of 50 billion set aside for landlords. That is certainly not designed to cover the current arrearage. It's likely positioned to pay future arrears. That means $70 billion has to be eaten. --209.122.xx.xxx

I scanned a Pennsylvania proposal yesterday. In certain circumstances, the government contribution towards rent will be paid to the tenant ... who in turn will pay the landlord.

The politicians will never stop extending the eviction moratoriums, until a Federal judge tells them they can't anymore. Why would they? It gets them votes and doesn't cost them anything.

However since the entire basis of their shaky legal Constitutionality for being able to force private citizens to cover the costs of public housing, was that evicted tenants MAY move in with relatives and spread COVID...... that excuse is going to start wearing thin by April when (according to Biden) there will be enough vaccine for every citizen in the United States.

That's not even covering vaccinated tenants being evicted for not paying rent. How again does that present a threat of COVID spread, CDC? --162.200.xxx.xx
