I've got a seemingly good app from a few CA applicants. We're trying to verify their landlord's ownership. Is this possible in CA? It looks like they do a good job of hiding ownership. It looks like we're trying to find this info in Placer County, CA.

When you run their credit report, it will list their addresses of their current and past rental locations. Then you can look up that address to see if there are other apartments for rent in the same building. Then call up the listing rental manager and ask questions about your applicant. --47.155.xx.xxx |

A relative has a couple of cabins in Placerville, and we usually head to Auburn/Gold Country annually to look at the antique and other quaint stores. Several friends from Silicon Valley headed out to that area to buy large lots by California standards, and they had been working online even before the pandemic hit.
Usually, you can do a search on an address and an owner's name usually shows up. Then you can match it against the name that the prospective tenants gave you. Please just note if the problems to verify the landlord's name persist.

What has always worked for me when I can not find ownership on any on-line site, is to call the tax assessor's office in that county. Always they have been helpful and pleasant and looked up the information for me.
In Central Oregon, commercial properties are not listed on line, but the assessor will look up ownership for you. That "commercial" includes apartment buildings. --76.178.xxx.xxx |

For Placer County, use this address: H T T P S : / / w w w. placer.ca.gov/1748/Real-Property-Records
Click on Search Official Real Estate Records (about halfway down the page)
When it loads, click on Login As Guest
Next page, click on Accept
Next page, close only the java warning, then click on Search (Search is in the upper right corner).
Note: if the landlord is an individual, try searching by last name first name (e.g. Clinton Hillary). If it is an apartment complex, the the full name (e.g. Persimmon Terrace Apartments).
