Just installed Luxury Vinyl Plank flooring in my personal residence and love it. Wondering if it would be good in my rental but concerned because we have rented to tenants with cats and dogs. The current carpet is past its prime but carpet is cheaper to replace than the initial cost of LVP. We like dogs but know they have accidents. I don't know but its seems possible for urine to leak thru the planks to the subfloor. This would mean the planking might need to be removed before the subfloor could be replaced. Anyone with experience with pets and with LVP?

I disagree that carpet is cheaper. I recently bought and installed about 1000 sq ft of TrafficMaster vinyl plank. It was a HD special buy for $1.59 sq ft. Any carpet you can buy for that cheap is junk, plus you have to pay for the pad. Then there's the carpet cleaning in between tenants.
I suppose that if a puddle of liquid were left on the floor for several hours, it MIGHT work its way through. If the LVP is a decent quality, though, the seams are tight enough that I wouldn't worry about it. --104.230.xxx.xx |

I'll never touch anything under 7mm thick, and I'll use a good quality underlayment too.
Once you've mastered the use of a mini-circular saw and oscillator tool, the repair to remove a plank and replace it isn't too difficult. I will have to glue/caulk one edge to the plank next to the repair so it won't come up. --47.155.xx.xxx |

We've used the HD Lifeproof in kitchens & baths with out any issues. If you were concerned about possible pet urine you could always give the underlayment a couple of coats of oil paint and / or put a sheet of 6 mil poly down before you lay the vinyl floor. --71.174.xxx.xx |

If you use Traffic Master ALLURE with the GRIP STRIP adhesive connection, moisture should stay on top and it is EASY to remove and replace a plank in the middle of the floor, if needed. --68.229.xxx.xxx |

We have Allure with Grip Strip in almost every house now and the only damage from pets was near a closet, which has a sliding door so had screws down into the flooring for the guide. A tiny little dog (hate them) chose that spot to pee. Apparently a lot. The wood swelled underneath. No smell though. And he's been gone three or four years and the swelling went back down. Never did have to fix the floor.
We have had humans do things like drag a heavy recliner with metal feet across a dark-colored floor and it scratched it badly, but if that was carpet it would have torn or snagged it. We just got a wood-stain pen and colored it in.
OH and those oil-filled plug-in air fresheners? Ban them. They will MELT the floor if spilled. Had a tenant pull one out and lay it on the floor and it slowly leaked and just ruined the floor in that one spot. --50.82.xxx.xxx |

We have LVP in my personal home in the bathroom and love it. I have a son in a wheel chair and he is all over it and no marks or anything are left. We also have to use a shower chair for him and we get lots of water on it and there is no damage.
When we built our 16 unit apartment building, we did LVP in all the apartments except for some bedrooms. They have been lived in for over a year now and no damage or anything to them and we do have tenants with pets.

I started out replacing carpet with glue strip Allure and loved it. We have since transitioned to nothing but click lock LVP. We use the cheaper $2/foot stuff in our class Cs and the LyfeLock or SmartCore in our Bs.
It has some problems too, but far superior to carpet and glue strip Allure.
The floor itself is waterproof, but water can still get under it (around the edges or from a leak under the flooring). Looks GREAT for a very long time.
We have made repairs by unclicking the floor one row at a time. With two people it's pretty easy to unclick entire rows back to the repair point, and they lock back together fairly quickly. --69.80.xx.xx |

I have experience with both Allure gripstrip and LVP. I will use Allure in our lower-end rentals and where the floor imperfections will tolerate it. I prefer LVP in our higher end places when the floor is flat enough to not require extensive leveling.
As for urine leakage, I've not had any issues but don't have long-term LVP...we've only been using it a couple years.
As for repairing a section, you'll have to "unclick" to the point of repair. So if it's in the middle of a room, it's more work than if it's on an edge. But the planks can be re-used if you're careful. If you use the same color for every property, just buy 1-2 extra boxes for future repairs in case they stop making that color.
I won't use anything that has less than a 12 mil wear layer (not thickness). This is better for scratches/minor tears due to tables/chairs/etc.
Lastly, I prefer the type with pre-attached sound deadening...which many of them have today. It can be cork-like or foam or rubberish. This reduces sound, gives the floor a softer feel, and deals with minor floor imperfections like carpet tacks that stick up a tiny bit or minor "ledges" where two pieces of hardwood underneath don't lay perfectly flat.
I've found a few brands of LVP that I like...
SmartCore makes 4 "lines"...and I'll use any EXCEPT their base line. Select SmartCore "Ultra", SmartCore "PRO", or SmartCore "Naturals" and you'll be ok.
However, their "PRO" line includes an enhanced waterproof material in the middle layer...so at least consider this if you're worried about urine. It combines limestone with plastic polymers.
Shaw also makes some good lines...just watch the thickness and wear layer specs.

We have started using VPF in our apartment units. We have one unit that has had 3 tenants since it was laid. It looks as good as the day it was laid! The initial outlay hurts, but usually after 2 tenants, carpet does not look good, no matter what.
We also had LVP in a unit where the occupants had a dog and they both worked at MD's. The carpet in the hallway of the apartment building was trash after they moved (greasy footprints), but the LVP looked great. We usually get ours at Menard's, but we have had some come from Lowe's as well.
We may still put carpet in upstairs units (due to the noise factor), but all first floor units will get LVP when their carpet needs replaced. --209.132.xxx.xxx |

Gripstrip allure does not click/unclick. They have glue strips.
