Hi All, Please advice! Tenant text, "We would be interested to buy the house if it is for sale but this house needs major repair moving forward. Include the list to repair below.

1- Hole forming in the Hallways

2- Kitchen floor is cracking all over.

3- Hole in bathroom

4- Heater wires is not connect properly ( ground issue )

5- 1st floor Ceiling is coming off

6- Living room, front bedroom and attic floor seem to be leaning

7- No proper insulation ( complaint high electric bill )

8- Window in bathroom not function properly

9- Windows in living are two different size

10- Basement floor need repair crack and wet floor.

11- Slanting of the floors

12- Put front gate ( a lot of trash blow to the house )."

This house is over 100 year old. We rent it low compare to house rent around here. This is month to month lease.

When we scheldule to go fix the heater, the tenant told us to come on weekend so that tenant can bring the certify electrician to watch us. Please advice for any suggestions, ideas or questions.? Thanks in advance. --172.58.xxx.xx

I would ignore them or respond with "it's not currently for sale" and end that conversation right there. Then, I would get ready to either evict them or give them notice to vacate soon. They just set you up with that list of complaints. --70.44.xxx.xx

As far as when you go to fix the heater, I wouldn't arrange a time for myself or a contractor to come "so a certified electrician can watch". Especially on a weekend.

How long have they been renting there? Compare their rent to others in their area with rentometer.com. If it is substantial and they continue to rant, remind them of their savings by renting there. --186.233.xxx.xx

Clue: why would they want to buy a house in this condition? Get over there asap to fix furance disregard their request to come on their terms, put in writting the date and time, if they are not home, use your key to enter as you gave proper notice. Follow your state laws. Get the list fixed and charge full market rent. This list would make me a bit upset. Are they trying to tell you the house is cheap and they want to buy at a cheap price? I would be sending these tenants on their way. HOWEVER, sounds like some serious issues.

Are you aware of many of these issues?

1- Hole forming in the Hallways THIS REALLY NEEDS TO BE LOOKED AT AND FIGURE OUT WHAT IS GOING ON.

2- Kitchen floor is cracking all over. BECAUSE IT'S OLD AND WORN OUT? TOO BAD - THAT IS DEALT WITH AT TURN OVER

3- Hole in bathroom SAME AS NUMBER ONE

4- Heater wires is not connect properly ( ground issue ) PROBABLY THE MOST IMPORTANT ISSUE - SAME AS NUMBER ONE.

5- 1st floor Ceiling is coming off SAME AS NUMBER ONE

6- Living room, front bedroom and attic floor seem to be leaning UNLESS THIS IS SOMETHING REALLY NEW, TELL THEM WELCOME TO THE WORLD OF 100+ YEAR OLD HOUSES - I'VE DEALT WITH THIS FOR 40+ YEARS AND IT'S JUST A FACT OF LIFE UNLESS YOU WANT TO FIX IT FOR MORE THAN THE MARKET VALUE OF THE PROPETY

7- No proper insulation ( complaint high electric bill ) TOO BAD AT THIS POINT AFTER THREE YEARS - BUT SEE WHAT CAN BE DONE AT TURN OVER

8- Window in bathroom not function properly - SEE NUMBER ONE ABOVE

9- Windows in living are two different size TELL THEM TOO BAD - THEY ARE THE SAME SIZES AS WHEN THEY RENTED THE PLACE

10- Basement floor need repair crack and wet floor. SEE ONE ABOVE.

11- Slanting of the floors SEE NUMBER SIX ABOVE

12- Put front gate ( a lot of trash blow to the house TOO BAD - TELL THEM TO PICK UP THE TRASH. I'D BE CURIOUS WHERE IT IS ALL COMING FROM. AT TURN OVER, IF IT'S A REAL ISSUE, PUT UP A CHEAP GATE

They are cheapening the house to lower price or justify not paying rent and making it your fault. Get the heater wire problem done ASAP on your schedule, not theirs. I am a retired family doctor and in my experience a lot of my patients really got irritating and grouchy in February. Cabin fever is real unfortunately. A 100 year old house sounds like a maintenance nightmare. In this market I'd sell it and move on to a better property. List it on the MLS "as is" and tell the renter to submit an offer to your agent.

If the house is in as bad a shape as the tenant describes you might be better off going with their offer and not using an agent which will save you 6%. Time is money. Bird in the hand . . . --65.188.xxx.xxx

Schedule it on YOUR time. Most electricians will charge extra on the weekends. They can leave-ask if it is their notice. Still owe for March. Then, being spiteful, I would sell to someone else. All the "court" shows are always "why did you stay so long?". --73.230.xxx.xx

If you want to sell, but not at their price, then just tell them the price, (as is) and they can take it or not. If things are so bad, they probably should find another place. That empties the unit so you can fix or show without their issues. I would fix any real hazards, at my schedule, not theirs, with my contractor, not theirs.

Response. "The house is for sale for $500,000, all cash, 'as is' with all faults and defects. This notice is also to inform you the your rental agreement will not be renewed after the month of March. Please have all personal property removed from the premises, the property cleaned, and your key turned in no later than March 30th."

See what happens. If they buy, you win. If they leave, you win.

The reason I would respond this way is they are not going to be happy until you sell them the house for the low ball price they want or else you fix everything on their laundry list, which will be very expensive with them living there. We had tenants ask if they could buy the house they were renting. We didn't really want to sell it to them, but since the cockroaches and rats had moved in shortly after they did we really didn't want to have a turnover. We agreed to sell it to them for the very fair price of $84K. Then they asked for a new garage door and a couple of other fairly expensive items totalling about $4K. We told them no. They ended up spending the money they'd saved for a down payment and are still there. --104.230.xxx.xx

Raise the rent then over time start to renovate house where a portion of the rent goes into repairs, renovations. Start off with the small items then gradually move up. The house should be only sold very appraised value not the price the tenant wants to pay. --99.236.xxx.xxx
