hello, a few tenants have left their hoses attached to their outside hydrants and I can't remove them because they're frozen. Do you advise me to apply heat to the hose to remove it now or let the frozen hose stay attached to the outside hyrdant and wait until this coldspell is over?

Hi LL

Well if you mean the hose bib, where a garden hose connects to the house.

Use at the metal area where the hose screws onto the faucet

(hose bib) and not on the hose itself, a propane torch just enough to warm the connection of the metal parts... not a big flame....have heavy gloves as the place you are heating will get to warm to touch....apply slowly and test frequently with the gloves to see if it will unscrew

leave the hose detached as that conducts the cold to the faucet.

At the hardware store get insulated covers for the faucets all around the property --162.247.xx.xx

I had a lady call me who was out of town last month. When she got home she called that she hears water running. Asked WHERE -- outside back window-- where outside spicket is.

Told her to go LOOK-- she says it's coming from the garden hose that's still attached. HER hose.

AND this is MY problem WHY? Sunday morning around 10AM.

Who leaves a hose connected-- let alone a hose with water still turned on. No telling how long its been running. She was gone for a week. --99.103.xxx.xxx

Try going into the basement and shutting off the shut off behind the bib. Cover the outside hose and bib with something insulated and the heat from the walls will keep it safe hopefully. I have a brick house and the snow is melting away from walls but it's 20 above here not 20 below. --108.24.xx.xx

I would leave it alone till you thaw out. If it’s a frost free hydrant it has froze and split already, damage is done. When you go to turn on the water in spring it will come out in the frost free area of the line under the house.

Hopefully the spigot is higher than the hose and the water drained away from it. Even though it's not frost free they are pretty forgiving. They don't install frost free where I live and it's pretty common for it to get below zero overnight, in fact it is supposed to get to -12 Monday night. I've never had one break from freezing but the hose will likely be another story. --64.130.xx.xx

I would not mess with your tenant’s hose but rather take a photograph and send them an email and tell them it needs to be fixed or removed immediately. Also let them know that those hose bibs will be tested in the spring when the weather warms up and if they are damaged they will be charged for repairs. Keep in mind that the way to test those is to hold your thumb over them while you have the water running and see if pressure backs up because they often split inside the wall and you will not know about any leak until you try to turn them on and even then the water may run into a crawlspace or basement. As a home inspector, I saw this often and this is how we tested them. Good luck --99.92.xxx.xxx

Their hoses their problem yes but their hoses connected to your hose bibs in sub-freezing weather over several days can lead to your hose bibs and supply piping to freeze and rupture.

The attached hose conducts more freezing temperatures directly to the bldg. plumbing. --97.113.xx.xxx

Recently installed a outside faucet where the valve is located inside the house which connects to a long shaft. Tonight the outside temperature is -9 degrees Celsius which is 9 degrees below freezing. Also installed a ball valve to isolate outside faucet. February this year has been a very cold month. In south a deep freeze is not common where there is no preventive measures are taken. When there is major snowfall every shuts down where in northern areas the snow plows are out then salt is applied to roads. Other then applying boiling water then removing outside hoses. Maybe March outside temperatures will start to go above freezing where at least during the day. --99.236.xxx.xxx

It's YOUR problem. The hose traps water inside the hose bibb and when the water freezes, bursts the pipe inside the wall, especially if frost free bibb. Then when warmer, house floods. A friend had this happen to them and they had to replace their hardwoods, drywall, etc. Lots and lots of damage.

Use hot water to loosen, a torch maybe, but be careful of washers and seals melting, or just cut the hose at the fitting.

For the future - if you have the standard outside faucets(NOT frost-free), drain them before winter from the inside shut-offs and bleed the air out of the lines. Then turn the outside faucet all the way open and remove the handle.

I learned the hard way that tenants decide to wash their cars during mild winter weather and turn on, then off the inside shut-off but do not bleed the line or leave the outside faucet in the "on" position afterward. Result - burst pipe. Removing the handle after bleeding means that they cannot possibly use the outside faucet during the winter. (Haven't had a tenant yet who was ambitious enough to buy their own faucet handle.) --96.245.xx.xx

In the fall, we send out notices to our tenants to disconnect outside hoses from the house. If they don't, and there is a problem, we bill them for the repair.
