State Specific Question About: GEORGIA (GA)

Okay, maybe I'm getting old or maybe I'm just not smart enough to figure this out. I have a tenant with Covid and is not able to pay her rent. I've read there is a $25 billion government program (Emergency Rental Assistance Program) in the 2021 Consolidated Appropriations Act.

I have a degree in business, my wife has a Masters degree and my daughter has a real estate license, but none of us can figure out how to apply for this money. We've been on website after website and just seem to be running in circles.

Can any of you give us instructions on how to proceed? --71.88.x.xxx

Start with your area aldermen office, they may push you to the city, who may push you to the county, who may push you to the state - that is when news reporters would be getting my calls, In my area there are 20 plus agencies with help available for anyone who qualifies. I do not know how exactly that how you would get the forms to apply in your state but you should be able to find them on your states website.

This is a government program and so there will be strings attached so read the fine print.

Also, are they just playing the game and claiming COVID or has it really effected there employment?

There are a lot of game players out there right now.

They will have to show proof of this.

It is not a bad idea for you to assist them in getting the help if they are not lying but ultimately it is up to them to get the assistance. --73.120.xx.xxx

Could try the sec 8 office? are you thinking of applying for tenant? or are you looking for money from them for you?

Have you read what the tenant must do to keep the sheriff away? WE just let them know we're getting ready to file. Will remove the dispo when the rent is paid and then let the system work.

Sounds about par for the course with a Govt program.... takes a PhD to come up with one possibly correct interpretation.

Have you looked at it closely to see what stipulations you're agreeing to by accepting Uncle Sugar's money? I believe there are some "haircuts" (a.k.a. written-off rent owed) required (20%, but that may only be in California). Could Uncle Sugar change the rules down the road and say anyone who has taken Covid money from the Govt has to do X, Y, or Z?

You're welcome of course to do whatever, but I would be very careful letting the Govt into my biz. "Free money" is never free. There are always strings attached. Google "PPP loan forgiveness" if in doubt. --107.216.xxx.xxx

Google up certified HUD housing counselor near me. They are in the business of getting this aid out. Where are they located at depends on how your state and county structure up assistance programs.

Where I am at they are housed in a non-profit. Next county away from me they are in the county housing office. There doesn't seem to be much rhyme or reason here --24.101.xxx.xx

There is a state administered program in Indiana. I started at state government website. They had no funds as of November and said you could put name on waiting list. I do not like these programs as they have clauses where they want to supersede my lease, take a discount, inspect, ick! --216.23.xxx.xx

Look up your City and County website, they should have it under Housing Department. In Dallas, they require income to be 200% of poverty which is <$35K for household of 2. My tenant who owe me a balance won't qualify.. he made more than that.

Another tenant who worked in restaurante business got 3 months rent paid by the city of Dallas, up to $1500 a month, and she paid the difference to me. It took the city 4 months to process her application. Good luck --70.119.xxx.xxx

Is it a tenant with Covid, who will be back to normal in about two weeks, or is it a tenant with Covid, who's been hospitalized for the last three months? There's a big difference.

One of my tenants got it earlier, in May. I had no clue. They paid their rent as normal. Then they got it again in October. The only reason I knew about it that time was because I was trying to get a warranty repair done on a new appliance, and their condition affected the repairguy's schedule.
