It seems we are having more tenants on here asking questions about what is right or wrong with what their LL is doing or charging. Not sure what is going on with many of the LLs with many decades of experience, but some are taking everything T says at face value and blasting the LL based on T's story.

WTH is going on? It used to be that it was just Moshe that seemed to be coming out with a playlist for how to destroy the LL. Now, several LLs are blasting their brothers and sisters indiscriminately or telling the T's how much money their LL is making on them and how the T is paying their mortgage for them so they should be worshipping the ground they walk on (see Landlord vs Tenant...Jan. 21) Others are telling the T to sue the LL in court for two to three times the amount that the LL withheld from their deposit (Garage Remote, Jan.9).

Now I'm not saying that all LLs are fair. And some of them give us a bad name, but what are we doing/thinking? Our answers to such inquiries used to be thoughtful and we understood that T's often lie or exaggerate their story..."I left it looking better than when I moved in," "those holes were punched in the wall when we moved in," and "my LL just doesn't like me because I have 3 ESA's."

I don't want to call this out on the same thread that tenants are posting on but please don't be so careless as to post something that hurt all of us. T's have a number of easy and free sites and often even free representation. Do we really need to give them the keys to our own safe, too? Please think carefully before you post an answer to a tenant's question on this site and how that question should be viewed and answered.

I happened to agree with the tenant who posted in the garage remote thread. I had to give her the benefit of the doubt on that one.

However, you have to ignore 90-95% of the landlords who post on here. You know that by now.

I have become what I consider to be friends with a handful of them beyond this forum as a result of this forum. But if I listened to the majority of them on here, I'd probably be out of business at this point. --70.44.xxx.xx

As for the other recent tenant - assuming that the monthly rent in SoCal is $2,500 and they were there for eight years, that is just under a quarter mil in income.

If a tenant gives you that much income, should you be just a tad bit sensitive to our customers concerns?

If as a LL you are not willing to do that, please send your accounts willing to pay that amount towards me.

The LL is not always right. I am inclined to believe there are even some LLs living in fever in 2021. I believe 2021 is a great time to go shopping for Multi-Families and a bad time to shop for SFH.

You are correct though, I agree with you - there seems to be more residents asking questions which goes to that the LL out there isn't sure what to do and isn't communicating like they should be. I don't blame the LL, there is some much changing at so many levels that it is tough to know what is going on TODAY - but the standard you are used to might not be the standard tomorrow.

IF we reply to someone who IDs themself as a tenant we should be extra careful what we say.

And Yes, 6x6 - they very well may be. And we also need to be careful thoughtful as to what we say to each other, who ID ourselves as Landlords.

I have much to say on this subject but will stick to one point. Aren't we the same group who just lambasted the other party for not giving information? So now we have several who want to control what we tell others??? AND more importantly WHO those others should be or not be.

The gist is concerning a garage door remote (in case some missed it) a 25.00 remote that the Landlord said she couldn't find (to replace a missing one) and billed the tenant 400.00 for a whole new system.

Myob, there is a very good reason that Jeffrey posts this disclaimer as one of the main bullet points regarding the MrLLQ&A. In case you don't remember:

"(Tenants, please note that this site is for landlords; you'll get far more help by going to a tenant website)"

Now Jeffrey doesn't come right out and tell US, "Hey, don't be stupid and give the tenants the keys to the kingdom when they come on here and ask questions." But make no mistake, he certainly would not want us spewing like a rabid dog everything we know about the law and how best to get back at the LL because he/she may or may not have done everything in a textbook manner or used perfect judgement. Jeffrey simply asks the tenants to post elsewhere...read between the lines, PLEASE.

I am not sure that being more respectful of each other is Kumbaya or that it needs to be equated to leftist.

I realize that all of the leftist talk is about unity right now but are we really going to let them destroy our words right now as well as our friendships because we are afraid of being accused as leftist because we show respect to one another. Maybe the leftist really have won then.

I thought respect meant that we were more mature and that it was the right thing to do. I am trying to learn this myself from others on this site and sometimes that is hard to do.

That doesn't mean that we can't have our own view points and stand up for what is right.

It is very disrespectful of us to treat each other this way when we should be appreciative of each others help on this site.

I would dare say that none of us are exactly right on all things and that we all can make bad decisions as I know I do.

Why should someone be made to feel like they are weak or wrong because they say that we should respect each other. That in itself is wrong but that is also just my opinion and I could be wrong.

I don't answer tenant questions when presented on this forum. This is a landlord forum, and they should find to a tenant forum. Let's face it, tenants have more rights and privileges then landlords, especially now with these extended moratoriums. Tenants have access to free legal assistance, rental payment assistance, and a host of other supportive regulations (free utilities, etc). I also agree, this forum is most likely monitored by the cancel rent movement groups and legal advisories. So, I will not offer guidance to any tenant seeking landlord insights. Tenants need to ask why a tenancy advocates went against tenants when it came to rent reduction where they sided with homeowners to change the unfair property assessment where property taxes are higher on rental apartments then a luxury condominium or houses. The multiplier is four times compared to owner occupied condominium or house. The chairs are actually homeowners if they feel strongly about free for all then let people live in the houses they own with free utilities forever. One tenant asked what are doing with the half million dollars a year they are receiving in generous government where housing for less then handful of people is not affordable housing. Governments should stop funding those nutcases then they need to the right to represent tenants. I rarely post response on questions asked by tenants. Mostly I don't because I feel that there are plenty of places that tenants who need help can get it but there aren't many sites where LLs can get help. That being said I have on occasion helped tenants in my area find solutions to their problem if I personally know that their LL was being unfair to them.

What NE[PA] said "You can learn what not to do as well as what to do" reminded me of one of the first RE type books that I acquired. It was titled "Legal tactics : self-defense for tenants in Massachusetts". I don't think that it's still available. I found that by reading it, I could learn what tenant right advocates were telling MA tenants to do & then I could formulate a plan to overcome their tactics. IMO knowing what not to do is almost as helpful as knowing what to do. --71.174.xxx.xx

Okay, I guess someone just wants to purposefully be obtuse. In case I wasn't 1000 percent clear: I'm not blaming the T for asking their questions. Just because they come and give us a story or some song and dance about what the LL did I guess you will just go bat*it crazy, tell them to go sue the LL and take him for all he's got.

I do read and post on a tenant website. I will tell the obnoxious ones that if they continue to be the nuisance that they are being that their landlord might non-renew their lease or their landlord might raise their rent in hopes that they will leave voluntarily.

I for one don't see many posts here. Many (majority) I wouldn't answer but for some reason the 400.00 door opener just hit me wrong (as maybe many of you also felt) and felt like a short answer was needed.

I usually tell tenants asking questions to find a tenant site, or I give them some sort of sarcastic comment, but the woman that asked about the garage door opener was being hosed, and I felt she deserved some honest advice. I read the thread by Raf and I found that person to be respectful if a bit naive about how things worked. I don't have a problem with that thread. There was another thread a few months ago by "James" I think and that T was clearly trying to work the system.
