check out the HomeOwner Benefit Program at m v realty in DelRay Beach Florida.
They give you a small token sum initially. Then, they get the exclusive rights to list your property ... for the next 40 years !!! If you don't like them after say 3 or 6 months of your property being on the market... too bad. No way not to pay the 6% commission (they will split up to 3% if another realtor brings them a buyer). Agreement gets recorded so it serves the same purpose as a lien or minimum a cloud on title.
Who thinks in 20 years, let alone 40 that folks will still be paying realtors 6% commission? --72.70.xxx.xxx |

The last retail home sale I did through a realtor had a 21 page contract and an 11 page listing agreement.
3 pages of the contract had to do with the sale and 17 pages were about how the RE agents and their brokerages are not responsible or liable for anything and the clients were waiving any and all rights.
The listing agreement should have been 1 page to cover the terms. The remaining 10 pages boiled down to this. "trust us we are the expert professionals ! by signing this we are not liable for anything including incompetence". Yeesh ! --152.97.xxx.xxx |
