So I rented the last cottage yesterday, and I cancelled other appointments to view. I had 125 inquiries - that's just the people who actually followed directions and filled out the Preview Questions form.
So phone call this morning from local number. I only picked up the phone because I thought it might be the Health Department - same town listed and we are waiting for a phone call.
He starts REALLY cussing me out, SCREAMING at me, said it was a horrible way to do business (????) called me a c*** several times, threatened me with the BBB...called back FOUR times and texted me too, telling me he was going to waste my time all morning like I had wasted his. Just amazingly abusive.
DH said keep picking up so I did - as my phone automatically records all calls. He said "Why aren't you blocking me, you dumb c-word?" I told him I was recording his rants and he said, "So what?" I said, "Well this is actual harassment." He hung up, phone calls stopped.
I sound calm on the calls but I was actually shaking a little bit, I mean if he was that out of control over a cancelled appointment, what must his GF's face look like? Or the doors of his current domicile? You know he's a wife-beater for sure.
Well, bullet dodged. Can't judge temperament in preview questions. Maybe I need to start asking, "Have you ever punched a wall?" --50.82.xxx.xxx |

Every time I pick up the phone, I regret it. Not ONCE am I like, "Gee, I'm so glad I spent 5-10 minutes listening to that person rambled on and on and on and on and on and on about their personal life, their divorce, their boyfriend who left her (or him), their job loss, their boss screwing up their paycheck, the fact that they are homeless in an extended stay hotel paying $500 a week, etc."

Even when my tenants call, I let it go to VM. The recorded message is clear: if you have an emergency maintenance issue, leave a voicemail with specifics and text me immediately after you hang up. If I need more info, I will call them back. But 9 times out of 10 I know basically what the problem is. I call my maintenance worker/contractor, give the name, address, and phone, and he handles it.
There is zero value to me inserting myself into the equation. There is only stress.
Judges aren't going to bust someone's chops for cussing you out on the phone. They've got more important stuff to do. Likely, they'll tell the jerk to knock it off, award you no court fees, and ask you why you don't use your voice mail to screen callers?

I'm sorry this nonsense is happening to you. I've never had it that bad. But once I had 5 appointments to show a lower 1 bedroom unit in good part of town, "B" grade. Four of the 5 showed up, took applications and 2 filled things out on the spot.
So I called the 5th appointment, letting a women know that unit looks like it was taken, but before I could get the full sentence out, she screamed at me and said that I'm making up the story to get her to take my crappy unit. And then hung up.
What I wanted to tell her is I have other units nearby, all upstairs units, one with a balcony and a second with a view.
So the next day I was having an open house on one of the other units and this women showed up from my online listing. I didn't know who she was until she took an application and turned it in. For the coming up vacancies, I am setting up a business only cell phone to receive google calls, do Facebook videos & zoom meetings etc (I will only show virtually).. so I can shut off the line after I fill up the vacancy. Last year a prospective exhibited similar behavior, went on and on. I also was shaking. I sensed that an apology might defuse the situation, and it immediately did. Didn't cost anything, although it wasn't heartfelt, if you know what I mean. It allowed us both to go our separate ways.
Evidently some people (incl. politicians) have learned that this type of abusive foul name-calling demeaning behavior gets them what they want. In other words it has worked their benefit before. I feel if we indulge them it reinforces their bad behavior. But we have to think about our self survival. You probably made the right decision to stay away from his restaurant, even though it might have momentarily felt better to report it to his boss.

A prospective tenant should not have the opportunity to get directly ahold of a landlord like this.
Have separate phone numbers for things, that way there is no doubt as to who is calling. You will know what number it's coming through on. You can get countless numbers for free, so there's no excuse as to why this should have happened. And repeatedly happened.

Most concerning to me is that dh (dear husband) told you to keep picking up. ...and, you did.
Perhaps a different system needs to be figured out. Scheduling appointments to view the cottage a week after it is advertised is quite a delay. Not saying that justifies ANY verbal abuse, it certainly does NOT. But, I admit, if I couldn’t get an appointment to view a place for a week, then after waiting a week, get told the unit is no longer available, I would NOT be happy. I would NOT curse you out, but I might calmly tell you I think you need to figure out a new system.
Unfortunately, I cannot offer any perfect answers as to how to manage a system that works well during ‘shut-down showings.’ I am trying to figure out a way to reach fewer people for the next turn-over I have, so I don’t have to deal with the huge numbers of interested parties that other landlords are reporting. Certainly, this renting environment reminds me of ‘Black Friday’ sales, where highly desirable items are offered, fist-fights broke out. I am NOT saying you created this environment. The environment was created by the hysteria and shut-downs making rental units scarce as hens-teeth. But, how do we get the numbers of people responding down to a manageable number? They had to wait a week because first I advertise and get several pre-screened prospects. Then I pick a date and a block of time, give the current residents plenty of notice of that date & time block, and schedule everyone 15 minutes apart throughout that block. Tenants pick their preferred time and day off a Google Form.
So I had several appointments scheduled for Sunday and for Monday. He was Monday. I rented it on Sunday.
I cancelled with him the day before. I have prospects cancel 15 minutes before, so at least I was more polite than that. He was not inconvenienced and I did not waste his time. I just cancelled an appointment! --50.82.xxx.xxx |

‘Years to work out a system’ ...yeah...that was a system that worked BEFORE. WAAAAAY back when economy was rolling along, there were many ads for sweet little cottages, apartments, other housing options. Jobs were plentiful, choices of housing were plentiful. Easy-Peazy to respond cheerfully when one has plentiful other choices.
And, one didn’t have their very livelihood taken away by some p o l I t I c a l forces, all in the name of ‘ public safety’ . I expect there are more than a few chefs, hairdressers, other ‘non-essential workers’ who might be less than charming in this current environment. They may view themselves as pawns in a political game.
The ‘wait a week’ to view policy maybe wouldn’t have been given much thought, pre- CoVid hysteria. I presume an applicant would just assume you were busy, and not given it much more thought, as long as they were still being considered. But, waiting a week now is probably thought of as due to ‘social-distancing’ fears, rather than a long-thought out effective system. And, were tenants having to wait a week pre-CoVid? Last ads I placed were couple of years ago, every one who was going to be shown the property WAS shown the property within two days. And, my ad was pulled when I got a couple of likely prospects, as I didn’t want to have the ad still up creating more demand, as my supply is so limited. Even, way back pre-CoVid, I wouldn’t have imagined having to wait a week to see or show a place. Maybe it’s just the market I serve.
So, a chef, who has almost certainly had his very livelihood shaken up, finds his housing options are also being ‘jacked around’ by this CoVid ‘stuff’ gets more than a little testy. Yeah, I could see that happening.

Your assessment of his situation sadly seems very correct, and the chef sounds like an awful partner, co-worker, manager, tenant, or anything. Unfortunately, he will most likely make news headlines unless he changes. Then once we get a group of pre-qualified people on the list, I send out Appointment Request forms and people pick their day & time. The person who picks the last time on the last day...well, might be gone by then, it's a chance they take.

In other words after this block of showings all applications would be received and a decision would be made based on the best one. To wait until everyone has seen it, PROPERLY submitted an app and paid for background checks means that the BEST tenant will have found something else. Housing is in SUCH short supply that any person with brains will take the first decent place that fits their needs, not wait to see if they get the next.
In fact, I counsel people to do this! Right now, in CL, there are *two* legitimate pet-friendly houses for rent.
One is close to three thousand dollars per month. It is brand-new, furnished, beautiful. 99.99% of the folks out there looking cannot afford/don't want a place like that. The other is a one-bedroom with a business attached.
That's it.
LAST week, there were an additional 3. All mine. I take the first person who ticks my boxes, especially employer. Coast Guard trumps chef at new restaurant. Nurse trumps waitress that closes over the winter. That sort of thing.
