I am (as so often) somewhat confused.

In the spring, no evictions were permitted. At least here, everything is full speed ahead. Utilities are being shut off. Constables are putting them on the streets.

Are these local laws folks are worried about? Folks with federally backed mortgages?

It's in full force here & getting worse by the week.

In past years a non payment eviction would take 4-8 weeks & an eviction for anything else took about 4-6 weeks if everything went reasonably well. If things didn't go well then you could easily double those times. Now cases that were started back in 1 Q of 2020 are just starting to have their initial Zoom court hearings. --71.174.xxx.xx

Here, no zoom. In person court. No mention by magistrate of anything covid. Got my judgment. Magistrate explained in great detail to the tenant what the constable is going to do this coming week. --72.70.xxx.xxx

that's what I don't get. It cannot be a blanket moratorium. The two counties I have properties in are both evicting. I believe two others right beside here are also. No idea about the rest of the state.

If it were a federal law, the magistrates here would comply or else it would be all over the news.

Are there conditions such as the federally backed mortgages? Tenants showing up with some type covid paperwork?

I'm in the dark here.

Nicole, my experience has been like yours in Luzerne & Lackawanna counties. Everything has been full steam ahead. When I went to my hearings neither judge asked about federally-backed mortgages at all and never mentioned anything about C19 either. As far as the new admin’s extension on the moratorium, he probably only has jurisdiction over federally-related stuff...unless he gets the CDC to pull the whole “health and safety” nonsense again. --50.32.xxx.xxx

Nicole, the federally mandated moritorium is very specific and it is limited. Local jurisdictions can add more conditions, or simple do a blanket moritorium.

Anything they want as long as it is not less than federal law.

Some jurisdictions have closed the courthouse and nobody is getting any rulings for any reason, not limited to real estate. --76.178.xxx.xxx

If your tenant does not follow the covid-19 application rules the eviction should go thru as before the covid-19 came to be, 6 finished fine in my watch. But not re-renting just now till vaccine is into 3/4 the population. --76.188.xxx.xxx
