Congratulations. I made my big killing back in the late 1990's when all units in Los Angeles City and some of the County was going to be ordered to remediate all "lead" paint in pre-1978 buildings of 2 or more units. Had everyone scared to death. The only problem back then was the City, County, State and Federal Agencies couldn't agree on procedures, permits, licenses, testing, fee's, fines and who will run the show. They were figuring $500 to $37,500 a day in fines for unsafe practices. But since the Fed's would receive 75 - times what the city would receive, things didn't work out well for the greedy law makers. --47.155.xx.xxx

Our market is hot here, selling a few for huge gains. I have also been able to pick up a couple of sfh that are quick flips.

Probably not going to happen here. Prices are still shooting up and there is almost no inventory, A person would be mad to dump a rental for pennies on the dollar.

Landlords aren't too stressed because we have had no eviction moratorium until this federal one came up and at least it can be worked around most of the time. (so far)

I'd stacked up some cash, ready to buy because I figured it was close to time for the real estate market to cycle down for a bit. But along comes Covid and big money people are frantic to move here and escape the big cities. They don't seem to care how much they have to pay. --76.178.xxx.xxx

single family properties here have been selling like hot cakes. Multi units, the prices went up for a very short time but have dropped back down to "normal".

In case you didn't catch this - Brad bought a buildin from a LL.

This do not imply he bought a SFH , but I suppose he could have. I am not sure why a seasoned investor would be chasing the crowd though. Nope if there is fear in the air or blood in the water, Sharks will circle.

Indeed these are uncertain times.

But I find I make more money in uncertain times, then I ever did on certain thing. Ask yourself, how many of your residents are blowing you off. Will residents need a place to live during a pandemic. Will this pandemic and the associated politic moves last forever?

I understand those of you who are circling up in a more defensive position. I also understand those who are Swimming with the Sharks .......I would strongly hope though if you are in the third category - the sellers out of fear of MFH......Please rethink this. Cash means NOTHING in my area. All investors have cash. What you need is to pay 40 to 50 % over market value. Too step for rentals. Just sold my fourth place last week

Hi Nicole,

Not sure where you might have picked that up. I do have multis, just not my focus because I make much more on the SFHs.

What I DO NOT have is sleeping rooms. Too much work and drama. Maybe that will change when the govt finally lets us evict the "14 million" people and the "tsunami" of evictions leave all "14 million" people homeless, walking the streets like helpless zombies. They'll a place with inexpensive rent.
