No longer using petscreening .com. Worthless to screen support animals.
If the applicant clicks the button for support animal, petscreening OKs the animal WITHOUT requiring the letter the law requires. The applicant decides, not petscreening, so what's the point! No protection for me.
Backstory: Our local Fair Housing Director taught our LL assoc that if the applicant or resident claims "support animal" (ESA or SERVICE) we can ask them to take an extra step to document the validity of that claim.
She also stated that her office would NOT accept online registrations (scammers) as proof of validity because there is no national service dog registry.
So...I signed up for petscreening.com thinking they could screen and ask for support animal credentials for me, for free., taking the legal heat off me. (they charge for PETS)
Finally had our first support animal listed on an application. Applicant clicked SERVICE ANIMAL so petscreening approved them based on what was clicked and a copy of the made up to take your money US Service Dog Registry.com certificate.
Goodbye petsceening.

My experience has been good. Since I've been using them I've only had one claim an ESA. They submitted a registry type document and petscreening requested additional documentation which was never provided.

I always figure that I'm the one who cares the most and I am the one who will lose the most, so I do my own screening, because I am the one who does the best job of it and I am the one who wants to keep out the bums and losers.
I had a screening service call me about a tenant and asked if rent was always paid. I said yes, but tried to tell them about a serious problem with the tenant, but the screener cut me off and said he was only allowed to ask about rent payment.

A way to filter them out. If your town/city requires dogs be registered, have them proof that the dog is registered with the town/city. Registering a dog with the town/city comes with its own requirements. A majority of dog owners don't register their dogs. WMH: "Professional" flea treatment? Do you mean the pet owner must pay more to their vet to buy the same product you can get from chewy for less $? So they can show you a vet receipt? Why not just ask for the Chewy receipt?
I get quality Advantage flea/tick treatment for my cats from Chewy and it works well - same stuff as from the vet. It's more fiscally responsible, which is a good quality in tenant (anybody).
I don't get your reasoning. It seems unreasonable. What am I missing?

I have my doubts about trying to restrict Service Animals because they haven't had an "approved" flea treatment.
You can generally require anything that your local ordinance requires of ALL dogs (like registration) -- but I think you are walking on thin ice trying to deny based on a requirement that you have created only for your own units.

I only needed that website for one thing - to confirm or deny ESA or SERVICE animal status by a third party, to avoid blame being placed on me.
Vet: Thru experience I learned that even poorly behaved animals have vet records. That just proves they have shots - nothing about behavior, damage to the property, poo clean up, barking... so vet records do not help me at all while slowing down the process. Could eliminate good renters by complicating the application process.
Just like screening humans, the animal can look good on paper but act badly. The 2 Minute In Home Visit shows us animal behavior and human's ability to manage the animal(s).
No animal registration required in my city.
College: I just read an article about dormitories being forced by the trend to allow pets - Student anxiety issues and the need to attract and keep students in university owned housing. (along with private bathrooms, food courts, etc)
Remembering my 2 years in a dorm the guys were already animals! I cannot imagine a handful of pitbulls and cats on my floor!

My disabled senior citizen mother is being harassed by Petscreening.com. SHe has been renting from the same owner/management group for almost 30 years. She has always had 2 esa's. Currently, she has been denied 10 times, as Petscrfeening is asking for personal information pertaining to her disabilities. The management group is not stepping in, using this petscreening as a vice to keep animals out of their units. I am her documented live in aid/caregiver. Her disabilities are no secret. Today she received a letter in the mail from housing (she is also on a section 8 housing voucher) stating that she needs to communicate with management as to when she will be signing her lease that isn't even due until Feb 28, 2022. We have filed suit against the management group, Petscreening.com. and intend on filing on the local housing authority as well. I use to manage apartment communities up until I left the industry in 2017. I know exactly how these people treat their residents. I left due to corporate wanting me to lie for them. Stating they need more documentation is not hassling you. You are required to make a request for special accommodation, which you did using Petscreening's service. Then upon request you must verify your need for an ESA, generally by a letter from the medical professional who is treating your disability. They don't ask WHAT your disability is, only that you have one that is being treated and the med pro recommended as ESA as part of that treatment.
Each ESA has to provide a different service - you can't require 10 dogs for anxiety alone. And each letter is only good for one year. --50.82.xxx.xxx |
