I've got one no-pay that has stayed in communication, owes January, swears she will pay Jan & Feb all at once. Okay, what else can I do but wait? She's polite and contrite. Lease is up in the spring.
I've got one more, older lady, MIA. Not answering phone, texts or emails. Rent checked - which she deposited at the bank, one of the few remaining hold-outs that does that - bounced. Her rent is the cheapest of all - only $600!!!!!
I just noticed her lease is M2M, I didn't renew in April as I normally would. She's getting a big rent increase. --50.82.xxx.xxx |

Well from a historic perspective, what month of the year would you expect someone else's overspending to impact you.
It sounds like you are doing a bang up job reaching out to your residents over all.

Don't worry. The J-train will be here in a few days to rescue us from the economic bounty... I mean, the "terrible woes" of the past 4 years soon. Everyone getting $2000 stimulus checks, plus Billions handed out for rental assistance.
You get a check, you get a check, you get a check....everyone gets a check!
I'm starting to wonder why I bother working any more? Govt appears to have a magic money tree to shake and give away stuff at any time and in any amount.

Now that I've appeased (angered) the Left, I'll say I would file eviction unless your local/state moratoriums are stricter than the CDC. There are 5 conditions to meet to qualify for CDC protection, and I doubt either of your tenants meets all 5. Non-payers cost money: get 'em out!

We ALL need to sharpen our communication skills so we do not intimidate, belittle and cause friction between us and our tenants.
When I purchased a mismanaged bankrupted and also foreclosed apartment complex, the tenants were trained to hide once they saw the landlord or manager showing up.
Instead of only bad things happening from a meeting with the landlord, I made very type of interact have some positive out come.
An example I have some Covid-19 non-paying tenants. When I stop by those properties, I always greet everyone with an hello and a smile. Then after I've done my chores I'll stop by their unit and ask if they have a few moments to discuss something. Be curious, they say they can talk now. So I made a tenant an offer. If he takes a cash advance on his Visa card to pay the rent, I will pay his cash advance fee's plus his interest for the next 90 days. That comes to just under $100. I'd rather have his $950 rent, less the $100 fee's than wait 1 year for his "debt" repayment. Rent not paid under Covid is no longer rent, its only a debt, no subject to any eviction....
When the tenant above talked with his bank, they had a program, he could borrow from that credit union pay rent and they waived loan fee's, and the interest was reasonable. --47.155.xx.xxx |

If a tenant doesn't pay-- for us we file the dispossessary as usual. Waiting to file a month or 2 into the debt will give them 4 months. So we file immediately. We also tell them that once they pay we will remove the dispo or has been the case lately we will file the consent with the judge. If you can get the consent it's like gold. It shows you have worked with the tenant-- as required by the new law. The consent keeps you from a court date-- since you have the consent and it went to the judge-- WITHOUT YOU GOING IN FRoNT OF THE JUDGE. --99.103.xxx.xxx |
