I’m missing something here. Facebook Marketplace and Craigslist are train wrecks here. Total waste of time there. Zillow ( extends to Zillow, Hotpads, Trulia) has always been reliable for good leads. Lately it has been closer to the Craigslist crowd. Zumper is better, but less leads. I did try Rentlinx to cover them all but the ads show up sporadically on the sites and don’t actually show up on many of the sites they claim they have them on. Maybe it’s the time of year, but I’m getting all bottom feeders. The price is solid for the market. I’m thinking I should pull the ad for a week, and re-list with new pictures and a higher rent. I don’t want to lose out on good prospects who I price out. It seems that I’m getting a lot of people who are in the process of getting evicted for “ cause”. I realize that means the LL can’t get them out for non-payment so they are going after something else. Every single one tells me that their LL will give them a good reference. Of course.... he wants you gone! Adding “ proof of up to date rent payments” to my screening criteria has been my saving grace. I normally get 1 good lead out of 100. Not so anymore. I got extremely lucky on my last vacancy and rented to the first showing. There were other interested parties before the tenant who viewed, but she passed and got it.

Typically, I am over 300 interested parties, 50 + prescreened showings that wash out for whatever reason and then finally one tenant.

Just had one come open and posted it a day ago on Zumper. Same as usual....100 "I'm SUUUUUUPER interested" clicks which get the canned response. 5-10 of them actually fill out the pre-screening. Get ONE qualified applicant.

It's a dumpster fire out there.

Btw, Zumper has changed their response format. No longer do I get emails that I can respond to directly and easily with email filters. Now I have to go into the Zumper email app. Ah well....copy 'n paste away!

The middle of winter is always bad. Sane people don't want to move in the middle of winter, so that leaves the people who are being kicked out of where they are.

The covid moratorium is going to be bringing us a lot of losers trying to get in. Now is the time to screen extra carefully.

Job transfers from out of the area and tenants whose landlord is selling their house tend to be the only decent prospects in the middle of winter.

All you can do is to just keep searching for a decent tenant and screen to keep the covid deadbeats out. --76.178.xxx.xxx
