Orange County - Tenant paid $400 in December 2020 and $400 in January 2021. It's over 25% of the rent. Tenant is not answering call or answering door. I sent a notice of past due rent in both months.
Should I serve a 15 day notice with all the required documents?
What happen if I don't serve the 15 day notice? I am worry tenant might spread the news that you can stay without paying full rent.
