I know prices are inflated in my area but curious what those of you still buying deals are doing now. How have you adjusted your deal finding methods, still using the same traditional ways and just more selective of what you buy etc? --74.130.xxx.xxx

If you want good deals forget about the MLS,you need the sellers calling you then you are the only one there making an offer or should i say the only one there solving there problem.I do quite a bit of mailings,bandit signs,facebook ads,anything you can think of to get in front of desperate sellers. --72.231.xxx.xxx

Ken: While that may generally be true, do not totally forget about the MLS.

My current rehab that is just listed was purchased off the MLS, and I expect it to be quite profitable. You just have to find the one that no mortgage lender will touch, with the correctly motivated seller.

Ken, we find stuff on the MLS. The key is not to pay the MLS price!

If we find a place we really want, we put a full price cash contract on it. In NC we have 10 days (or whatever the contract specifies and Seller agrees to) for Due Diligence. During the DD period we can walk at any time for any reason, or no reason, unlike lots of other states.

So you can be sure during the DD period we find reasons not to pay full price! Or we shrug and walk away. --50.82.xxx.xxx

WMH,I think signing a contract with the intent to find a way to get the price reduced is dirty,when people pull that with me i send them packing.I buy houses at such reduced prices that i put them on the MLS just as i bought them and get real good sales that way.Nothing against anyone here but most people never talk to a truly motivated seller,when you do you wont believe what you can get a place for,good enough is fine for buy and hold but when you are buying for the sole purpose of reselling at a profit you have to learn how to buy them cheap to survive --72.231.xxx.xxx

Residential real estate prices are soaring.

In contrast, commercial prices have dipped. The work-from-home and social distancing movements that has clobbered retail/office space seems to have also scared folks away from places where physical work has to be done in person. Think auto-repair, welding, furniture building, etc.

Find good deals where others aren't looking.

1) We buy houses in the penny paper/shopper

2) Direct mailer pieces

3) Referral bonus to my existing and previous tenants for successful leads.

Not dirty to us. People list their non-updated crappy old houses for really high prices down here, and until this past year they never sold for that. Dickering over the price is expected. But we don't dicker until we have something to dicker with - after we do inspections and check septics, etc.

No seller is going to let a buyer dig up their septic unless they have some sort of contract. Or do multiple visits or elevation checks or surveys.

NC's contracts are different than many other states. During DD, the Buyer can walk away at any time for any reason. --50.82.xxx.xxx
