I have written 4 contracts in the last 4 weeks to buy houses, with everyone freaking out last year i think i only bought 4 houses all last year.I am expecting a record year this year.I am getting calls on ads again now too,usually winter is slow for me but not this year --72.231.xxx.xxx

Robert J,I am usually in the lower priced areas,the current project will sell for $70000. I sold a nice house for about $135000. i believe that one is still on realtor.com johnstown ny 231 E Main st if you want to see it.NH Sailmaker,i dont have many rentals left,i am primarily doing flips although i have a few real screwy rentals but i dont really count them.I cant leave this state,i have elderly parents here and i am the only child in the area also i dont want to start up again in a different state with no contacts etc so i am here awhile --72.231.xxx.xxx

We are in historic times with major unrest and uncertainty - it forces many to hunker down ......then there are the people that seeze opportunity

take 2 seconds and write down what things look like the unlimited expanse of opportunities like the old Wild West - If nothing comes to your mind you may not be a person that seeks opportunities

14 years ago I was spoon fed paralyzed. My Olympic Sailing career over. My days as a self run Landlord portfolio were over - I wasn't climbing ladders anymore

I hired people to do the land lording things and then went out and became a national leader in the energy saving field. I looked at many other opportunities but saw that as a gold mine. Within 6 months I was on many local News and News Magazines shows each with our Governor , Senator and Congressmen and

then called to Washington by Dept of Energy and worked with our National Laboratories on energy saving studies

Our television is full of leaf gutter commercials - where was that a few years ago? Maybe it is time to figure out a way to create a new emergency prepared plan for the masses - a series of boxes with everything from simple solar and dry foods Amazon was a book seller just a few decades ago - Twitter wasn't even a word a decade ago

You can do this on the side until you see if it works but sitting still and waiting for life to come to you is no way to exist in a very volatile time

Ken, I respect your price base and your family situation. I too have roots in Crazy Los Angeles, otherwise I'd think of moving too. Here homes start at 1/2 million, while in other parts of the country they range at 10K to 80K. Some areas are too high and other are too low. Your prices seem just right. --47.155.xx.xxx

I was dealing with someone yesterday. I had bought her former place from the county in November. The county had it for about 3.5 years before selling it to me.

Ray,keep her number if you sell it or refi it within 2 years you may have a problem getting title insurance,if you have her sign a quit claim deed to you $500 or whatever amount then she acknowledges giving up her rights to the place and will make it much easier to get a title policy on the place --72.231.xxx.xxx

6x6 title companies dont like to give a title policy when a house was foreclosed for unpaid taxes because the municipal attorneys are known for doing a very poor job of completing the foreclosures,typically it is 2 years here but since he just bought it from the municipality i think the local title companies in my area would still not want to insure it,especially if the former owner is still living in the house which may be the case if he met the former owner which i am assuming he met her at the property and she is still acting like the owner --72.231.xxx.xxx
