Hi, i'm working on putting together a FAQ/small handbook where it covers common household problems and how-to do certain things. Things like where/how to shut off water, spigots, how to reset tripped gfci, what to do if drains backed up. I'd also touch on these things on the initial walkthrough. I feel like there are a lot of things that i'm not thinking of that would be beneficial. If there's something that you can think of please share! Thank you. --24.62.xx.xx

If we continue to think of our pita calls for even the simplest, but often unknown household tasks. At move in walk thru, I often address these tasks as "someday you will become a homeowner and these tips will come in handy for you" to get their full attention. Reset a gfi yes. I would disagree on showing a tenant how to reset a breaker. The first time it happens I want to know what tripped it. Then I can educate the tenant about not overloading things. For one of my locked basements this happened 3x before they learned. First time I came over with in two hours. "oh we don't know we weren't doing anything different" 2nd time I couldn't get there as fast so I made arrangements to send a helper. 3rd time I took half a day to get there. By then they knew they can't use the microwave and the toaster oven and whatever else at the same time. It did not happen again.

Mike what class of tenants do you have? C tenants are mostly clueless on many of life's lessons, so not sure how much a manual helps. Some of mine have had problems programming the thermostat and I leave the manual in the kitchen drawer for them. --24.194.xxx.xxx

Gas shut offs at furnace, WH, stove, and meter.

Which toilet plunger they should buy and how to plunge their toilet.

Garbage disposal - let it run 60 seconds after gringing and don't grind celery, potato skins, rice...How to use the reset button and the hex wrench mounted under the sink.

Septic tank - no bleach, reduce water consumption, rinse the pull out filter with a hose every 6 months...

Apparently I need one for how to not use play dough around a leaky shower head, as I had a tenant try this recently.

What cleaning products to use is a big one. Main water shutoff location. What type of wall hangers to use when hanging things....I give them a handful of what I recommend and warn them about using other types. --99.92.xxx.xxx
