Governor Andrew Cuomo announced a proposal to prohibit utility disconnections in regions that are under a state of emergency as part of the 2021 State of the State. Cable? People who lost their jobs, or didn't lose their jobs, must have free cable to stop the spread of Covid?
Around here, I already get stuck with the tenant's water, sewer, trash service plus a few other utility charges, if the tenants don't pay the bill. So far, I'm not getting saddled with their electric and gas bill.

Not sure about at this moment but I know here, at the start of COVID, that the utilities were not allowed to be shut off by the utilities companies but the bill would keep adding up. So this isn't really something new unless they are trying to cancell the bill as well. --73.120.xx.xxx |

What if that same tenant owes for a YEAR of rent, electric, cable, water, gas, wifi, etc.?

Always running contingency plans in business and life in general. Have been pondering a contingency plan if govt does the unthinkable you mention and others; haven't come up with a comprehensive plan. As a rule I never put all my eggs in one basket.

If anyone been down to the extreme left wing tenancy advocate group meetings everything they propose like everyone who a rental complex should not build equity along taking a reverse mortgage where I doubt any bank would provide a mortgage under those circumstances. The chairs as one tenant are getting half million a year in generous subsidies where they own houses for themselves instead of investing in non-profit affordable rental housing. In a period of ten years that easily puts down a substantial down payment on a large apartment complex where they have absolutely nothing to show for it with the money they are receiving. Maybe the trick to survival is to form a left-wing tenancy group, drive landlords out of business, then swoop in, boot the tenants (if you're the left-wing group, laws don't apply) then buy the property for a steal from the now crippled landlord. Then rent to the non-paying tenant, use that non-paying tenant to fundraise with the advocacy group, and pocket the profits.
I think this will become the next landlord model of doing business.
