A teacher with blue hair (warning sign missed by me) moved into a unit yesterday. I received an e-mail around 6 PM from a tenant that her loser friends were smoking on the building's front porch.

It's a non-smoking property.

I responded by saying I would take immediate action. I'd pull video and issue a 1-day notice to the offending tenant. The complainant then regretted telling me. She said that she was afraid that she had started trouble. I responded by saying the other tenant had done that. No response. I guess she expected me to do nothing, as most landlords would have done. Ah, tenants...

Time now to check the video and post the notice.

Ken, I have filled 4 units in the last week or so. I have one vacancy and will have two more at the end of the month. Just trying to tread water. Obviously the building is worth more when it's full. I have a 4-plex under contract now for $950K - fully rented. That would have been tough with a vacancy.

But on larger buildings it's okay to have a few empty as the new owner can do value-add work and get his own tenants. --76.120.xx.xxx

While I would take immediate action about the smoking, I don’t understand what blue hair has to do with anything? How is that a warning sign of anything?

Great job Jeff. I would have done the same. Best to nip it in the bud promptly.

That being said, my former spouse once approved a woman covered head to toe in tattoos and various piercings. I doubt I would have approved her. Her husband looked normal though. And this was awhile ago when that look was less popular. She stayed for 10 years and was a dream tenant.

But IDK, even after the positive experience that “look” would be a turn-off.

I will miss your posts too. I admire you moving forward. It’s what I want to do as well. I just haven’t been able to do that to anyone yet and have only sold when I have a move-out. I suspect it would be easier to do if they weren’t single family homes. At least you’re not selling to someone expecting to move in themselves and having to displace good tenants. --216.186.xxx.xx
