Why is it that tenants always wait till the end of the day on Friday (or the weekend) to let you know that something is wrong?

4pm Fri I get a grainy video text of a faucet running. No idea who sent it. Figure it out from the backsplash. Finally get the details. Delta foundations faucet has a hole in the faucet. In the video tenant has put scotch tape around it to stop the leak. Oh, it started a month ago and, surprise it's worse now! Once I determined the water still shuts off I made sure the tenant knows they can shut the water off if needed, ordered a replacement for the handyman to pick up, scheduled it for next week sometime and went back to my routine. I am loosing interest in fixing things, still like reno's though. --24.194.xxx.xxx

Isn't that the truth.

They always call on Friday afternoon or over the weekend about something they knew about earlier.

I now have it in my least that if a tenant knows about an issue earlier but waits to report it, until I have to pay overtime, they will have to cover the overtime cost, if they knew about it beforehand and did not report it until Friday afternoon, over the weekend or on a holiday. --50.105.xxx.xxx

My All-time favorite is my college professor who waited a week and a half to tell me there was a sprinkler leak in the front yard. The leak was 24 hours a day and my tenant pays the water bill. I’m Guessing if the leak been inside he might’ve told me in a week about the leak. --99.23.xxx.x

As a contractor working with my tenants, managers, partners and owners, I have to put my foot down and let them know I value my time. Therefore I'm not going to run to fix something that's not an emergency ASAP. But instead schedule in an appointment when I'm in that area near to their property. I have jobs going all directions and 1 day each week will be close by to attend to things.

But there is a great chance if the tenant alerts me to their issues ASAP, I can fit them in sometimes during the day or the next day.

Had the Friday late afternoon phone call too. Heard the ring and thought, first no heat call. Instead, they said we had a dryer fire, put it out with the extinguisher, fire dept is in the way. While I was debating hopping in my car to go or waiting for a call after the dept left the phone rang again, dept wants you here. Fire wasn’t out but luckily contained to the drum, tenant’s appliance, and they had renters insurance so serve pro was there Saturday. Lesson learned, I will now move to requiring renters insurance instead of suggesting it. We were lucky. --73.17.xx.xxx

Got to ask-- just as a funny--- you were going to rush over---! do you have a firemans outfit?

I always thought Fridays were a given. The 1st of the month (rent due day) was number one call in day. Weput on extra staff-- for the OH BYE THE WAY'S and the "I forgot to mention".

My renters called about 9pm Christmas Eve that HVAC was not working. This was about 3 or 4 years ago. They were expecting guest Christmas Day. Me and the HVAC guy were outside freezing on Christmas Day. Took several hours to find the problem. Try finding help at that time. Oh, and then get the bill. --73.120.xx.xxx

6x6... yep. I was out on HVAC call Christmas eve this year.

Self-diagnosed for 15 minutes, didn't totally fix. Provided space heaters.

Done til the next Monday.

Yep, tenants are thinking about their jobs, their kids’ school, and school activities Mon-Thursday. Then weekend comes around, and the go to catch up on cooking, laundry, household stuff.

I have found that when I text tenants about an upcoming maintenance/ repair/ inspection on a Sunday afternoon ( text on Sunday, repair later in week, just to be clear) tenants will often add one or two things to the list. Stuff like, ‘ Hey, Busy, the laundry tub drain was draining really slow this weekend, or, I noticed some moisture under the kitchen sink, I wiped it up and put a bucket under there. ‘

So, more frequent preventive maintenance encourages tenants to be more vigilant, and text them when they are not thinking about work.

Texts during my tenants’ work day tend to get more of the ‘ OK, thx’ responses, with the additional heads-up from tenants about little things that might be turning into big things. --70.92.xxx.xxx

Still Learning- thanks for the reminder! I usually unhook my tenants’ dryer vent hose in mid-winter and vacuum all the gunk out, then retake the hose. I started doing that after I noticed a tenant had a dryer with a completely torn lint screen. I offered to vacuum out for them if the would replace their lint screen. Oh-boy! I got at least three socks out of the back, and enough lint to knit a sweater! They replaced the lint screen, and I decided to check all dryers every year. Haven’t scheduled that those yet this year.

Thursday this week looks good, and, it’s Sunday afternoon, so a good day for texting most ( well, one tenant will be working today, runs a daycare, I’ll catch her on Monday afternoon. ) --70.92.xxx.xxx

MYOB, I don't get calls on the 1st when rent is due. Tenants can be shy about showing face then!

Thing is I was in this apt a month or so ago, re my post about the shower cartridge seats and springs. When I was there I brought a ladder and changed some lightbulbs for them (and left it so they could clean the ceiling fan), and they never seem to speak up about any chirping smoke detectors (hardwire w/ 9v) so I replaced the offending battery. --24.194.xxx.xxx
