With SFH who pays for things like furnace repair, pumps appliances etc.

Is it agreed upon up front in your lease?

With mine the tenants are responsible for lawn care.

I have in my lease that the tenants are responsible for appliance repair but I supply the refrigerator and stove and dishwasher.

The HVAC I am responsible for.

The tenants are responsible for utilities as well and general house cleaning and changing light bulbs and routine type things.

The reason I require my tenants to be responsible for appliance repair is to give them incentive to not abuse them.

Would it hold up in court.? IDK

You as the owner pays for all appliance and heating/air repairs. However in my SFH I require my tenants to replace the Heating and Air Conditioning Filters. Of course tenants forget or buy the wrong sizes and types of filters.

So to be smart I purchase the better quality filters in bulk and provide my tenants with a years supply -- around 4 to 5 filters per year. And you ask yourself why I'd spend the extra bucks giving them replacement filters? Simple, if a filter isn't changed, then problems can occur leading to costly repairs or replacement of a central system.

But just providing the tenants new filters doesn't mean they will change them. So I install on the filter, sounders, whistles. When the filter starts to clog then air is sucked through the whistle making the tenants aware it's time to change the filter. --47.155.xx.xxx

I pay for repairs all the same in multi or single family.The difference is single family i have tenants pay water bill,snow shoveling and mow lawn in multi i pay those expenses --72.231.xxx.xxx

Tenants do the following. Lawn and trash pick up-- unless the property is in the city limits. If so the tenant must reimburse us for trash.

We repair appliances we supply- stove, water heater, furnace and AC. We also repair ceiling fans that have had clickers broken. (there only plastic and not strong) We repair leaking toilets and shower diverters and sink faucets kitchen faucets and sprayers. We don't repair to much. When we get a call for a toilet leak for example-- we yank the fill valves and flappers on that toilet and all others. Sinks leaking-- yank out and replace. Dishwashers leaking or problems yank and replace. Stoves-- if eyelet bad replace or broil element -- if knobs aren't controlling yank and replace. Understand these units are almost always old old old.

Furnace filters: if there's a quick change grill on the furnace we let them change. If the furnace must be opened to get to filter we do. Roofs are for us-- blow off and or gutter clean every 5 or 6 weeks. --99.103.xxx.xxx

While a filter whistles may cost $10 on Amazon with shipping, you can buy them in bulk for under $2. I don't provide a cheap $5.00 filter for my $10,000 central A/C-Heating system, more like $10.00 filters in bulk. Adding a whistle to the filter is just ONE EXTRA STEP of Prevention.

I still do semi-annual checks at my SFR's for smoke detector, c/o sensors, water leaks, heating filters, water filters, pool equipment, roofing debris, fire place, fire extinguishers, garage door springs/openers, trash, drugs, pets, pests, ghosts, goblins and sink holes....LOL --47.155.xx.xxx
