Unfortunately after a couple of years I now have TWO evictions I need to do.

It’s been so long that I’m thinking of hiring someone to do this for me. Attorney starts at $2,500.00 so not sure if I can go that route.

I was informed today the court can do evictions but not recover rent due to landlord. “BAD WORDS here” They say I need to use a different cause than non-payment. So what should be used? Also 2 years ago we could lock out with a note to contact us. Also there was a law that we could “impound” certain items of the tenants. I can’t find a link for that information now; I would appreciate it if someone could send a link.

Another question does anyone have contact information on a company that will recovery rent owed.

$2500 for an eviction? wow we have attorneys here who primarily do evictions and only charge about $400 for the whole thing including court fees.They walk into court once a week and do 7-10 of them every week in less than an hour so they are making money.I would think there are lawyers who will do it cheaper than that.If the court will do it but no money recovery how about filing a small claims case as soon as you win the eviction for the money? --72.231.xxx.xxx

Agreed that $2500 is outrageous. Go to eviction court and see which lawyers are called up first. Get their business cards. Your $2500 guy is charging you for his getting up to speed on housing law. --74.132.xx.x

Also, with regards to recovering rent, sue them in small claims court for rent and damages. Once you have a judgement, you can hire a collection agency (Jeffrey offers one) to go after them. It may take a couple years, or never, but it doesn't cost you anything unless they collect. --74.132.xx.x

What I heard back is that the going rate for an eviction is about $1500... so if the $2500 was a twofer, it might actually be within reason.

I've only had to go all the way to JP court twice, but if memory serves, it costs about $400'ish in filing fees just for serving two people. So with two properties, that would be about $800'ish in filing fees, and more if there's a larger group of adults than just a couple. --137.118.xx.xxx

Dee, I think going to small claims is a waste of time. I have an collection attorney who does collection and will take 35% if he collects here in DFW. So far haven't collect anything, but one ex tenant called a couple times.

I can do your eviction for $150+court fees, but really you can do it yourself, its not hard. You have to know the trick around this covid and what you can put on your tenants.

Did you look up any eviction company here in DFW? I haven't done one with them but heard other out of town landlords using them, should be just a few hundred dollars. Good luck! I haven't don't an eviction in over 10 years but it was super easy do to it on your own in TX, especially now it's over zoom.

LITX, can you please share the info of collection attorney in DFW? just want have it for future needs. thanks --70.119.xxx.xxx
