It comes down to the state courts deciding what to do. I was FORCED to give a tenant 8 months free rent this year because under the guise of C19, our courts closed. Then when they finally opened in July, The judge told me flat out if your still filing for rent or end of term it will be continued at that point would have been the 9th continuance.
