please give advice on how to address someone who wants autopayment stopped due to covid or financial or etc reasons for 1 month and pay later. I really do not want to stop every payment that comes in late

I would not do it.

If it is for COVID reasons then they should have proof.

You should help them find resources for rent help.

You could suggest that they ask a relative for help or church.

You could give them a list of places that might help them.

The government is also offering help that both the tenant and LL fill out.

ACH payments are a term of my lease. Should my tenant ask to juggle dates of payment, I would remind them of the lease and decline to make adjustments. Just say no......IMHO, someone isn't going to be paid this month....Be sure that someone isn't you. --67.43.xxx.xxx

Because it is just a click of a few buttons on my end, to stop their ACH, at this time we will do it - as long as their story makes sense.

Again, living in a small town where everybody knows everybody.... I can tell if someone if lying or if they have been laid off or something.

If they work at the Battery plant and tell me they are off for 2 weeks to quarantine, I know it is legit as my ex works there and he said it is running like wild fire there.

If they work at a place that is not laying off nor have I heard of a big outbreak, I press for more information.

I am lucky that when my tenants come to me with an "issue" they also have a solution laid out and I think we have trained them well enough that they shoot straight with me.

Me? Give them the list of local aide agencies. Our town has 6. That will help in the short term.

Their autodraft will bounce, even with the aide, so we will avoid the bounce/repay headache and take cash into the Deposit Only account or money orders.

We "work with" people by moving them to weekly rent.

But tread cautiously. In normal times this would be the beginning of the end.

I change dates or stop auto payments from time to time but I just tell them my bank charges fees so I have to pass them along. Make the bank the bad guy. $20 per change or per check processed. It usually makes them stop that stuff pretty quick. I just file it under the ol’ “Give them what they want but make them pay fir it.” --50.32.xxx.xx
