Here's a great training article for learning to screen.

From the 2016 new report:

13 court evictions in just 2 years!

24 court evictions over 19 years.

Count the red flag mistakes made by these LLs.

Court records are online in Indiana.

She targeted amateur LLs.

She knew how to smooze the LLs.

She paid by check (by law they can take 22 days to clear or BOUNCE!) and the LLs handed her the keys (legal possession).

Today I looked up her name as shown in the article. 110 court civil and criminal cases appeared. She MIGHT have more under a different spelling or a different name.

A thorough credit check would have screened that problem tenant out where identity where no previous credit history. Often they change one letter in the surname where it comes up no identity. Many smaller rental housing providers hand out keys without a thorough credit check where the keys were handed through the gates of hell. Now as it can very long time to evict where there is a year backlog before a hearing that can really cause problems for a smaller rental housing provider that does not have a lot of cash to carry over. The secondary rental housing market has been getting smaller in the province of Ontario where houses, townhouses and condominiums are sold to become owner occupied. A thorough credit check on all adult applicants where any unpaid utility bills they walk. --147.194.xxx.xx

I get many inquiry calls asking if I am the owner. When I tell them I manage for a group (ME, Myself and I) they go no further. By asking a few questions, I know why they asked the question. LOL next please --24.123.x.xxx

Scary to realize 13 Landlords in a row never checked her credit or court records!

I would like to interview her and learn her techniques - so I can spot them!

I assume she met each LL personally and lied lied lied. THAT is why we don't waste time with showings to "size up" people.

Dang I was wondering where this person went after we ran her out of Pa.

Now the sad truth - there are over a dozen Landlords out there who are probably saying that they saved $20 by not screening her........even though they lost several thousand in rent and damages

I’m surprised those 13 Landlords filed so quickly. I would expect she was sweet talking and making promises. Most casual landlords allow a resident to slide two or three months before filing. Then it takes minimum 30 days to get them out in Indiana.

I wonder what prompted them to file so quickly.

Tenants are pretty smart in some cases and can alter a middle initial or date of birth or something, to throw a landlord off. Luckily, I can search our free public access website with just the last name if not a big population with same last name or just the last name and first initial of tenant, by searching only one county at a time, until I can find the name.

Remember that some use shortened names or nicknames, such as Becky for Rebecca, Suzie for Suzanne or Bill for William, as examples and so many more. Try to use all versions of a name. --50.105.xxx.xx

THE PROFESSIONAL TENANT:

VERSION A: scam artist as detailed here.

VERSION B: the quiet perfect tenant or tenant family.

rent paid on time in full, smile and great attitude. polite and friendly with neighbors. well mannered children and pets.

hospital level housekeeping. flying colors on premises inspections. understands and accepts reasonable periodic rent increases. THEN..............

Sometime between 15 and 30 months in, they give proper notice and pay proper to final day. Move out is clean, clear and fine.............BUT............

As you look,........the normal wear and tear is a little on the heavy side for length of time in possession. Not too bad,........not really loss and damage,......but definetly well used AND in need of time and money for turnover.

BUT,....it's 15 to 30 months. The hundreds of dollars spent turns into a thousand or two,....and the '''while i'm at it, I might as well do,......."

and you know you're gonna have 'some splanin to do' to both your own conscience and the departed tenant if you deduct from security.
