State Specific Question About: CALIFORNIA (CA)

Tenant emailed: disposal switch doesn't work. I asked him if he tried the reset button on the disposal.

He only replied that switch for garbage disposal doesn't stay in the on position so disposal doesn't work.

He thinks the switch is just bad. Is that likely?

What else should I check?

Thanks --99.89.xx.xx

Some disposals have cords attached to them. If the toggle switch is broken, then the tenant could unplug the disposal from the outlet under the sink and with a short cord try plugging it in elsewhere. Of course this is dangerous because you are asking a "person/tenant" to do something that could backfire. If they have something stuck in the disposal and they directly plug it into a HOT outlet, when the disposal starts moving, it could dislodge the object stuck in to out of the sink and into someone's eye.

I'd pay to have someone check it out: looking to test the switch, the outlet, breaker and disposal. --47.155.xx.xxx

Thanks, Robert. I'll have my handyman/electrician look at it.

The drive to the house is 45 minutes, so it's worth it to me to pay a pro.

There's one other small job he can do at the same time anyway. --99.89.xx.xx

If I find a garbage disposal it gets yanked before renting.

All trash goes in the trash can. Why do LL's feel they need to offer a disposal? Do you get more money for rent? NO! --99.103.xxx.xxx

Occasionally something metal will drop down the drain and lock up the disposal. A make shift tool I have made is a small piece of rope with a magnet on the end of it.

I use an allen wrench to back the disposal off a quarter turn and sweep with the magnet to get it. I have found spoons and wash clothes most often

I am with MYOB on the need for them. They cause more headaches than they prevent --24.101.xxx.xx
