Exactly what Tim said. I looked at a 7 unit once. The owner gave me a tour of the property. There was one unit that the tenant moved in a few pieces of furniture and never moved in. Mailed checks each month and she never saw the guy. This was happening for about 2 years when I view the property. She said she would go in every few weeks just to check on it.

If a Tenant never moves anything in, I return the security since there were no damages, BUT I keep the first month's rent. If I manage to re-rent the house during the first month, I return a prorated amount of the rent. Only had to do this once and profited a whole month of rent. I have it in the lease and they know what happens if they don't move in. I also include that once they move in and a month's rent is paid (any month) there will be no refund of any kind of that month's rent no matter if they move out a day into the month. Saves a lot of haggling about 'how many days am I getting back since I moved early' conversations. --72.199.xx.xxx |
