My latest mailing to a list of non payment of taxes people is getting calls,i have a verbal deal on a place so when she getsut of the hospital in a couple days we will write a contract,another one called today that is looking promising,funny thing is these people wont loose there houses for almost a year. i am doing a mailing for the 7th time in a city in a different county that will be losing houses soon so i am hoping everyone is getting nervous and the next list will produce a bunch of calls also --72.231.xxx.xxx

I bought three places about two weeks ago. One at judicial sale and two from the tax sale list that didn't sell at the upside down sale.

I got a call this week and I was thinking about you NE. Without me even having the deed yet, someone hit me up and asked me what my whole sale price would be for the place on a cash offer. Since it has been about 13 years since I last whole saled, I was not sure what a solid price to give him. He asked that same question again in a different manner and then a third time.

On the third time I told what my retail price would be after I repair the place and get rid of the folks squatting there. He didn't that excited about the retail price - but I gave him my email address and told him to zap me an email with his sales price on it.

Place has a 2 car garage and is on three lots. From what I can tell from the road, the house should probably get flattened. It is located roughly 5/8 of a mile from a large fishing lake. --24.101.xxx.xx

Just picked up a duplex-with-an-ADU-out-back in October on the courthouse steps. Will probably try to turn it into a quad, if it doesn't get redeemed first. I think the chances are 75%/25% in favor of us keeping it... we know the former owner (he had tried selling it to us a few years ago, back when it was full of fleas). He wasn't able to sell it, and he moved away to a nearby city, so we figured that he had just abandoned it. But of course, the small town grapevine informed him that someone had installed some snazzy red doors on his place (gotta secure it). He was mostly wanting to make sure his brother hadn't sold it to us. We'll see how that develops.

We've got a lead on a 3/1 with a 1/1 garage apartment. Had been owned by a RTO tenant's mom. Her husband (our tenant's stepfather) had a life estate in it, but no ownership. The property was left to the tenant, his two kids, and a nephew. It's (gasp) full of fleas and cat pee. If we can get the stink out, it will be awesome. If we can only make it stink less, it will be pet-friendly... We've been doing the legal legwork, figuring out people's wills and stuff. We'll see if we can come to an agreement on price. DH threw out an offer of $x. It has the potential to gross $2.4x/year, so I'd be willing to offer 2x. The nephew thinks that it's worth 4x. I might have been willing to offer 3x or possibly even 4x if it was in better condition... but not with the wildcard of cat urine in play.
