I’m having increased problems with tenants and their mail / packages mostly due to online shipping addresses not being changed when they move. I tell them to forward their mail / change address when they tell me they are moving, but they never do. I’m not responsible for tenants mail or playing doorman for packages. I have a lot of units and I’m getting mail issues like this all the time. Any suggestions or tips on what other multi family landlord’s tell moving tenants? Thanks, B --24.144.xx.xxx

They are not giving any forwarding because they don't want you, bill collectors, lawyers, process servers, etc to follow them. But we already know that.

How about this:

When they move in, as part of their lease, put in that they give you permission to send forwarding notification to the post office giving the forwarding address as the emergency contact address (make sure that their emergency contact also lists an address). Have them fill out and sign a change of address card as part of the lease signing and put that in their file. When they move out, just pull that card, date it and drop it in the mail to the post office. --75.7.xx.xx

So would you suggest that your clause include permission to forward their mail to a government agency for handling in an emergency (such as an eviction or skip out?) Forwarding their mail to the IRS would likely be welcomed by the IRS to open T mail and remove T checks in order to collect unpaid taxes and tracking info so the skipped T can avoid missing important tax forms and notices . . . Depending on how large of a place you have, you could upgrade the mailbox system by installing some parcel boxes. These are not cheap so you would need a rather large number of units together to make this work for you.....10 or more.

I used mailboxes . com to order mine. It will take about 2 months for them to be shipped to you - via a semi truck. Even then, you are tackling packages shipped by USPS only. Is it your job to coordinate who gets what packages when and how?

Getting packages shipped to a specific address really isn't what you do as a LL. UPS, FedEx and USPS are the folks in the shipping business. --24.101.xxx.xx

I’ve got some with parcel lockers and some without so I might add some, I just wondered if any other apartment complex owners were having multiple times a week issues with former tenants and their mail. Retail business sure has changed lately!

I wonder if we could BLOCK mail from coming.

I talked with my mail carrier. He said to give USPS written notice that the person was NO LONGER AT THIS ADDRESS.

No longer a resident? Just write MOVED on the mail and give it back to the mail carrier.

Packages? Seems odd people would order online and still use their old address. Then again, sometimes mine mysteriously default to my home address when I THOUGHT I was sending it to the business address. Who knows.

Current residents? As I understand as explained to me by a UPS driver, they are only required to deliver to the apt office address, not the individual apts. Seems like cheating to me. UPS gets paid to deliver to the buyer's front door but they don't.

If I had such a situation I think I would charge $1-5 per item for handling. A small nuisance fee but will add up to cover the time spent. Some major complexes are charging a fee. One announced they would NOT accept mail or packages.

Me? Brag FREE PACKAGE SERVICE as an amenity. Make lemonade.

OR do what UPS and Amazon drivers do everyday for single family homes - leave it outside on the office porch, available for easy pickup, even after hours. (that'll be popular!!)

Amazon Hub Lockers in larger cities.

Deliver to Walgreens? I can't find anything other than FedEx to Walgreens online.

Kohl's takes Amazon returns. THey should also acceot deliveries to get people in the store.

Personally we use The UPS Store for ALL deliveries.

My fav: Set up an arrangement with another nearby business like a pizza or sandwich shop, family owned grocery store, restaurant, nutrition store... They would LOVE to have more foot traffic at no cost.

After 30 days, my new tenant is allowed to trash any mail sent to an old tenant. I put a trash can in the mailroom or hallway near to the mailboxes. If someone steals a important letter, not my problem. --47.155.xx.xxx

I tell people to put "Not at this Address" on it and put it back in the box. I am not the Mail Police and that is what I do if I come across it while working on the empty unit. I don't live on the premises. I know previous tenants have just thrown it out and I disagree with it but I won't go down and monitor them. --73.230.xxx.xx
