Rentometer is good for urban areas. When I try to check my own zip code, it says it doesn't have enough information, so try casting a wider net...

My rents are all over the place. From 2011-2015, the ACA really did a number on a lot of my tenant pool. They used to be able to get away with 1 job at 40 hours a week, but once health benefits were mandatory, they started needing to juggle 2 or 3 29-hr/week jobs in order to make ends meet, and they still didn't have employer-sponsored healthcare.

I started raising rents more confidently around 2018, but not all of the houses have been caught up.

But really, from my cheapest 1/1 garage apartment to my "best" 1400 sf 3/2/2 to my biggest 1500 sf 3/1.5-- there's not really $400/month separating them.

But that's my (poor, rural) market. It's skewed heavily by an overabundance of government housing on one side, and by a cheap cost of home ownership on the other side. Rather than being a significant amount of income coming in, the biggest difference in the types of houses are more the sorts of people who are interested in living in them, if that makes sense. ie, I don't buy 3 bedrooms because 3 bedrooms bring more profit, but because they're easier to rent. Likewise, I don't avoid buying 1 bedrooms because they're less profitable, but because it requires a much more specific type of person whose needs are met by a 1/1. --137.118.xx.xxx

Los Angeles has low end apartment in Watts, South Central, Boyle Heights and upscale apartments in Beverly Hills, Hancock Park and Santa Monica.

To give you a sampling on 1 Bedroom and 2 bedroom ranges:

Area Name Grade 1 Bedroom 2 Bedroom

Koreatown B & C $1100-1800 $1,700-2500

Hollywood B & C $1250-2100 $1,650-2900

Santa Monica B $1850-3000 $2600-4000

Beverly Hills A $1850-2900 $2600-4000

North Hollywood B $1450-1850 $1750-2400

Reseda C $1300-1600 $1750-2100

North Idaho about $1600 for a 3 bed 2 bath house 1500 square feet with a fenced yard and a dog allowed.

I've got one, though, that is mystifying. I priced it at $1600, and not one response. So, I dropped $100 and still no response. Finally I got someone at $1350, but they moved out after a couple of months.

No response at $1350 and I finally got a decent tenant at $1295.

I really have no idea why. Its a very nice house in a neighborhood of newer homes and upper middle class home owners. Its an area where everyone keeps a beautiful yard.

At least I got an excellent tenant. --76.178.xx.xx
