Tenant moved out owing money.
Sends me a text message asking if I have a 3 or 4 bed room available.
I respond “not right now” but I could contact you if one becomes available.
She text me her full mailing (contact) address and where she is working
I text back “I will be in touch”.
Going tomorrow to fill out Small Claims Court paperwork.

I'm not the only one who has people moving out leaving behind giant headaches and owing money, who has those same people coming back six or seven months later asking, "Hey! Got anything new available?" :P
I'm like, "Really? Really? You think I'm EVER doing business with you again???" -_- -_- -_-

These tenants have moved out before the Sheriff Lockout and thought they skipped out owing nothing. Lent my phone to a neighboring tenant for a minute so she could call 911 after physical altercation with boyfriend. Big dust up. Three weeks later, I see them loading groceries into the house together.
I don’t get that mentality, but, I have heard that people who date abusers go back again and again. Or, find another person who is the same or worse for the next significant other.
Maybe that is something that separates successful people from those who remain stuck in cycles of poverty, violence, or even continuing to vote a certain way even though they see decades of the unsuccessful results.
All these people seem to know is to double-down on the same behaviors. Thus, they would believe others will as well.

I received a call for a house I had for rent. The prospect gave me a little information about herself. I told her I was sorry, but my policy was that I didn[t rent to persons I had formerly evicted. She then insisted that she had never rented from me, let alone be evicted.
