Oh boy! Tenant said dishwasher was broke and needed it fixed. I almost sent repair guy but followed up first. Tenant is claiming to having an allergic reaction to mold in dishwasher. She sends me a picture of the dishwasher gunk that builds up in the corner of the door if you don’t clean it. On what planet is it broke if you don’t clean it? Tenant thinks it needs to be replaced to take care of the “ mold” problem inside the dishwasher. This tenant is going downhill fast in many respects. We are going to look at it only to put eyes on the rest of the place. This one is having trouble paying rent so I think they are looking for a reason to not get evicted. Up to date now, but I think that may change.

I bet they can’t get a doctors diagnosis for “allergic to dishwasher mold”.

The whole mold topic just bugs me...mold is a natural occurring substance that can often be prevented and most molds are harmless to most humans. Only way to know if a specific mold is an allergy to you is expensive testing. --99.92.xxx.xxx

I wonder if using a product like TIDE WASHING MACHINE CLEANER would be advised. Front loading washing machines seem to be subject to being malodorous which I think might be from mold. That product works very well. It contains sodium carbonate, and percarbonate and something call TADE. I'm not sure if they would recommend it for dishwashers. They have a call number of 1- 844- 333- 6677 I suppose you can ask them.

Concerning the cloths washers I never found that even outdoor bleach would work. I'm not sure why but the TIDE product seems to work really well.

By the way one time I ran an old paint stained red work shirt after pulling it in the clothes washer . It came out a very light pink. --96.236.xxx.xx

this does sound like a classic case of angling for a defense to an eviction. SO YOU ANGLE BACK...IT'S FUN!

simply go by promptly, clean the mold yourself, and memo the tenant that THEIR sanitation needs to be upped. do not mention mold, just clean it with some TSP or mold specific killer and go home. without any more comment start doing more frequent inspections to assure they are caring for the home as the rent agreement requires. if they are not issue written memos citing prior cases of poor sanitation. when the time comes terminate when it's convenient for you.

this is why i use month to month agreements ONLY. they want to play games? fine. with MTM I GET TO CALL THE TUNE...the game we shall play is "Get Out". in my jurisdiction (outside of the covid restrictions) there is no defense to a simple termination.

the recent attempts at rent control and the eviction moratorium, have made if easier to be strict, and in fatc mandate that if we are to have any chance to keep the . we all learned this year that our income can be ELIMINATED ENTIRELY by the stroke of a governors pen and that those same governors are not inclined to eliminate the expenses that accompany the rents we rely on. --75.80.xx.xx

the second MOLD is brought into the conversation I pull out my HABITABILITY clause and in essence they have declared the home unfit for occupancy and it voids the lease and they must permanently vacate immediately as unit is off the market to address the dangerous problem

nhsailmaker, this is an example of the need to keep up on the local practices as pertains to courts. to those of us here it seems crystal clear THEY have caused the condition, are responsible to cure it and MAY have committed waste upon the property by rendering the DW unusable due to their filthy housekeeping, or lack thereof. in a sane world the case would be a deadbang winner for a landlord. depending on the jurisdiction...not so much so. i do think your idea is a good one but would not want them getting chesty and having other other equally questionable matters be added to their "snivvel list". if they are angling for a habitability claim more making of the bed is needed to document their claim. emails are great for this stuff. let them know in an email that you're on the way over tomorrow. ask if there are any other issues you need to handle. get them on the record now and demonstrate your promptness. --75.80.xx.xx
