Received application for a couple. One has an eviction notice on his record. If the other one meets requirements should I proceed?

If you want to put yourself in the position of wanting to evict them, but being in the moratorium era, unable to get them out for many months. All, likely while they are not paying any rent.

If someone has an eviction in there background, I will not automatically say no..........there is still a very slim chance that that evict was from a room mate situation that went south. And if they person after getting evicted is smart enough to pay the past balance due to the Landlord, it shows that resident is trainable.

That happens only 1% of the time, the other 99% of the time there is a balance due. I tell them that until the balance is PIF, I will not consider them. --24.101.xxx.xx

Our courthouse has computers for public use that are in the Clerk's office. They allow you to look up evictions AND to read the entire documents filed by both parties. Sometimes, like Ray-N-Pa said, it wasn't specifically their fault. I usually ask applicants about the eviction and see if they tell me the truth (which I already know from the paperwork). That tells me a LOT. DITTO for restraining orders. You get to read the actual write ups and see who said what. Very interesting. --72.199.xx.xxx

Our courthouse has computers for public use also. I can read the prospective tenant records or cases. There was a landlord that evicted everyone at a 6 or 8 apartment complex some with a valid leases .(good by apartments hello big box store) so not all eviction are tenant fault. The last time I was on the courthouse computers I stayed 90 minutes just me hallway & computer thanks to c-19. This is my criminal rap sheet.

6x6, don't believe them when they tell you that. I have hundreds of prospects that had previous evictions. Of all of them, nearly every single one blamed the eviction on a roommate or an ex. --73.25.xx.xxx

Our Tenant landlord filings list all the occupants of the place that you want removed. If two people are listed on the docket, then they were room mates. --24.101.xxx.xx
