Here's How JB will change how Americans Rent
Housing affordability was an issue long before the COVID-19 pandemic and . . . perhaps the most impactful potential change that was proposed by the Joe campaign is a permanent expansion of the rights of tenants . . . making it extremely difficult to evict . . .
While it may seem unrealistic here, for an example of a worst-case scenario look at Venezuela, where the government’s attempt to fix the country’s shortage of affordable housing resulted in the collapse of the housing market. The Venezuelan government expanded its control over tenant-landlords. As a result, it became nearly impossible for landlords to evict tenants and repossess their properties. This made landlords reluctant to rent out their properties at all and led to the rental market shrinking from 30 percent of the country’s housing options in 2004 to only 1 percent of housing in 2014 . . . Something to think about:
if I see things moving this way, maybe it's time to refinance everything to the max, invest that money in something that provides some safety, like gold for example or several other possibilities.
Then if the govt puts crazy restrictions on my properties or says I've no right to get rent (they are already doing this) I can just walk away, after bulldozing them. --75.7.xx.xx |

Of course, if I just let them TAKE my property, there would still be lots of repairs needed on it. I could put my construction company back in business by coming out of retirement and fix their property for a fee. Probably make more profit per month on the repairs than I used to on the rent. If JB gets in I will sell all or most of my holdings next year because they will likely go down slowly in value during his 1st term.
What's the point of leaving this equity "in a drawer" only to come back in a few years to find it deteriorate 30% like during the linton years or 40% like in the bama years.
We can always come back in 5-6 years and buy like type real estate at prices nicely discounted from today's levels.

If gold is held overseas, they'll have to get it from there. Also it's a nice nest egg to have in case you have to flee with nothing but the shirt on your back. If it's in a gold storage depository not affiliated with a bank, you don't have to report it on any US forms. That's one of the very few exceptions.
Maybe I'd consider vacation rentals. Different rules, shorter times, higher rates. Any excuse to own a lake house on every lake in TX. --108.69.xxx.xxx |

John, just an FYI, charter, private and Christian schools are not subject to new abnormal decrees. No restrictions there that can be enforced. No state money to hold over their heads. They can comply if they wish, but aren't made to by bullying and force.

My painting teacher is from Venezuela. She came to the US as an adult, but still has family in Venezuela, and whenever we have a class once or twice a year, we ask her how they're doing amidst all the shortages, etc.
Once it came up in conversation about how the government had decided everyone only gets one house. So people who lived on a farm couldn't also keep a place in the city-- they needed to pick one residence, period. They seized a bunch of commercial farms and ranches, anyways, because so much of Venezuela's land was "in the hands of the elite for centuries."
But the government makes for very bad farmers... Fast-forward 10 years, and the result was shortages and/or starvation... From a NYT article in 2007--- For centuries, much of Venezuela’s rich farmland has been in the hands of a small elite. After coming to power in 1998, and especially after his re-election in December, President Hugo Chávez vowed to end that inequality, and has been keeping his promise in a process that is both brutal and legal.
Mr. Chávez is carrying out what may become the largest forced land redistribution in Venezuela’s history, building utopian farming villages for squatters, lavishing money on new cooperatives and sending army commando units to supervise seized estates in six states. The violence has gone both ways in the struggle, with more than 160 peasants killed by hired gunmen in Venezuela, including several here in northwestern Yaracuy State, an epicenter of the land reform project, in recent years.
Eight landowners have also been killed here. “The oligarchy is always on the attack and trying to say you are no good,” Mr. Chávez said to squatters in a televised visit here. “They think they’re the owners of the world.” Mr. Chávez’s supporters have formed thousands of state-financed cooperatives to wrest farms and cattle ranches from private owners. Landowners say compensation is hard to obtain.
Local officials describe the land seizures as paving stones on “the road to socialism.” “This is agrarian terrorism encouraged by the state,” said Fhandor Quiroga, a landowner and head of Yaracuy’s chamber of commerce, pointing to dozens of kidnappings of landowners by armed gangs in the last two years. The government says the goal of the nationwide resettlement is to make better use of idle land and to make Venezuela less dependent on food imports.
New laws allow squatters to manage and farm land that has now been placed in government hands. Before the land reform started in 2002, an estimated 5 percent of the population owned 80 percent of the country’s private land. The government says it has now taken over about 3.4 million acres and resettled more than 15,000 families... etc, etc, etc.

So-- I thought it was interesting how the argument for making it legal was "let's end inequality." But the results of their actions weren't to raise the poor into relative wealth, but to bring everyone down into subsistence-level existence. (Unless, of course, you're part of the ruling elite, not the landowning elite.)
And I also thought it was interesting that those who were being confiscated were presented as "they think they're the owners of the world". (As a side note, the federalgovt owns about 30% of the United States landmass. 85% of Nevada is owned by the feds. 61% of Alaska. 46% of California. 53% of Oregon. 65% of Utah. etc.)
But any time you have a group of two people, you're going to have inequality. Someone's going to be smarter, or prettier, or taller, or more successful, or more driven to succeed. You can't artificially distribute success, but you can artificially destroy successful people. --137.118.xx.xxx |
