New reasons people will not be paying rent or working.

This will hit every LL as schools shut down.

Hired a new housecleaner. She did a great job on one house so I gave her another.

Paying $20 per hour because I NEED it done, NOW!

Got a text saying "Sorry, I can't work. My child's school is now on total e-learning so I have to stay home with him all day."

Got the same excuse from my bookkeeper but she's ambitious enough to work around it...for now.

This will lead to more evictions.

Wonder if it qualifies as C19 related because the school is closed.

(actually...the school is closed because the don't' have enough teachers, staff, and bus drivers to service a school day!)

I went to three apartment properties of mine to do general work, I go there on Monday's -- they are in close proximity to one another. For the fun of things I looked inside of the garages to see how many tenants are working from home or are laid off. 75% were at home...

While there one tenant had the local markets do grocery delivery, free with orders over $35. Another tenant had her house keeper show up, with a child. --47.155.xx.xxx

As much as I hate to say it, schools do have a secondary purpose in our society beyond simply teaching youth.

Next time you see you a teacher, please member the patience that they have to use daily.

I used to have a day care center that rented off of me. When the stress of the day would catch up to me, I would stop inside the place and check in with the director.

In 10-15 minutes time I would hear screaming, see bullying, see crying, running around and various levels of chaos. I would think poor women (the majority of the folks working there were female). In that short amount of time I realized I only had toilets and tenants to deal with - our job seemed real easy.

So make sure to remember your teachers and preschool teachers out there come this holiday season. I learned an appreciation and didn't even have kids in school --24.101.xxx.xx

It's okay....don't worry...they voted for a new Uncle Sugar to come in and fix all their problems come January. Money will be shaken down from the Govt's endless money tree in buckets. LLs will not be allowed to evict. Etc.

I wonder how much longer other businesses think that only LLs will be required to give away stuff for free? Food, utilities, and clothing are all "required" to live too. I think grocery stores, utility companies, and every clothing retailer should be required to give away $800-$1000 worth of goods and services each month in exchange for "IOUs" (i.e. the bill for this is still due....but you're not required to pay for 6-12 months).

Oh my, how they would HOWL if they were stuck where we are! We'd see C-19 restrictions eliminated immediately if everyone else had to pitch in too. "The science" would bow to the market. The problem to date is only a few, relatively voiceless parts of the market have been squeezed by the mafia....err, I mean..."restricted by the Govt" from enforcing the laws of economics. I'm ready to move my investments either elsewhere or to another type of real estate (industrial, forest products, self storage, etc). Once the political stuff is done (at least the big stuff) I'll be making moves. I'm not going to be in a position where the govt says I must provide free stuff to others.

Some examples, I can buy tree covered land, cut the trees in a way they don't run out and make a good return with no tenants at all. I can take non treed areas and grow vegetables or flowers and sell them at local farmers markets and make the equivalent of a month's net rent in a couple afternoons. All empty places that are under repair can have the yards converted to growing things. I can get some teenagers to water and weed and maybe even sell at the farmers market.

If I have a beater house that would only return 200-250 a month net, I think I could make that return on it by doing something different with it. --75.7.xx.xx

The problem we face is that the majority (around 57%) of Land lords in the USA are little Ma and Pa operators with 3 or fewer units and no voice in the political arena. Sure we have local REIAs, but most of us aren't involved in them enough to have any national political clout.

Utilities are often state or municipally owned, and the Govt hasn't started to cannibalize their own, yet. Probably never will.

Grocery stores have huge lobbies.

That's one reason why I call B.S. on the whole reaction to C-19. Notice, I am not saying I call B.S. on C-19 itself. It is deadly, and those at high risk should take all needed precautions to avoid contacting someone who has it. Likewise, anyone who has a loved one who is particularly vulnerable should be stepping in and stepping up to help them stay in isolation and with only minimal contact to minimize risks.

But the rest of us are fine and should be out there working and making the economy hum.

Some say, "Life is more important than the economy."

That is a foolish statement. For most of us, the economy IS life. No economy means no life, no food, no housing, no clothing....

But the problem is the Govt has created artificial shields that have protected most people from the downside effects of shutting down the economy. The free money handouts. The eviction moratoriums. Few people are experiencing the true pain of what an actual shut down means. Individual sub-categories within select industries have been made to absorb the pain so far, which is why most people are still cool with all the regulations and locks down.

BUT...if we kick THEM in the pocketbook while they see OTHERS who are getting to do whatever because they are deemed "essential", then we will see riots and blood in the streets.

So go ahead. Let's lock down again: but let's lock down EVERYONE. The ONLY industries that should remain open are the grocery stores, the hospitals, and the utility companies. Everything else should be 100% shuttered. No mail deliveries unless it's food to someone who is physically unable to leave their home. No clothing or home goods. No big box home improvement stores. No building/construction trades. No bars. No liquor stores. Alcohol addicts will be granted to buy one 5th of whiskey per week not of their choosing/taste. It will be issued to them at the grocery store via Govt card. This will keep them alive and out of the hospital without giving one select industry the chance the profit immensely while others see their business die.

Nada, zip, zilch else but grocery stores, hospitals (and drug stores), and utility companies.

Then...you will hear the people scream. "Trust the science/experts" will go out the window in three days or fewer....

But it will save lives, and that's THEE most important thing here, or at least that's what I have been told. (*wink) --107.216.xxx.xxx

I don't know why so many of you think that kids can't get a decent education via home learning programs. The kids that I know that are having to do class from home are actually doing very well. We're not talking about cancelling school completely here -- we're talking about having to do school from home. So many of you seem to believe that this means that kids won't get a "proper education." Again, I don't know why so many of you think that home-learning means "improper education." From what I'm seeing in my area, that just isn't the case. Many students that I know are actually doing BETTER in this learning environment. Weird to me that, apparently, the ones you know do great stuck in a classroom all day, but now can't handle learning while at home?? I just don't see it nor buy it.

Your contractor’s school went to all e-learning most likely because there was a spike in the number of cases in the school community. SO going to elearning is a measure to ‘quarantine’.

To call it an excuse to not work...smh... the house cleaning contractor probably wanted that work much more than wanted to have to be home because kids have to be home. Or, to have to be home because ‘Contract tracing’ says he/ she/ zee has been exposed...

I have school aged kiddos. With in-person teaching shut down and virtual learning schedules, parents are in a huge bind. We have worked hard to be fortunate enough to be in a position for my wife to go PT so we can both juggle watching the kids / managing their virtual learning curriculum but it’s been incredibly difficult. Your in limbo week to week whether kids are going to be in school or out making it difficult to plan. Good luck getting your kids into a daycare too. If I’m sidelined watching young kids 2-3 days a week, I’m not making money. If your a single parent with kids out of school, I especially don’t know how you swing it right now. the schools are closed for the benefit of the teachers...BS BS BS. if the teachers are afraid of the virus then take a leave and let any of the many hundreds of young healthy teachers take the job. such overweaning selfishness is no surprise though to cynics like me. in my town TEACHERS VIE FOR THE POSITIONS AND THERE WOULD BE 100 SEEKERS FOR EVERY POSITION. the long term ramifications of the school at home will be that LOTS of families see that the schools are out for the benefit of the unions, teachers, admin and have lost sight of their mission of teaching kids the abc's and 123's. charters will flourish if they can withstand the union opposition and LOTS of folks will decide to home school. one of my little neighbors calls the current system "school without friends". her ma and pa are take charge types and have formed a pod and i am confident that the kids are getting a better education than the govt school nearby. --75.80.xx.xx

thank you sid for the differentiated analysis. using the common theory that life is precious i will be insisting that all buildings be limited to 1 story to eliminate second story falls, outlawing automobiles to entirely eliminate vehicle fatalities. i will be requiring that all bicycles be destroyed...hundred of kids die on them yearly. i may have to outlaw running too. i will be decommissioning all electrical generation ceasing all use of electricity...too many electrocution deaths.

the next time you hear someone say "if it saves just one life..." stop them promptly and tell them they're stoopid. by letting such faulty logic go uncorrected we got what we have now, a nation of lumps that are too stoopid to find their arse with two hands

I agree Mike. Whole thing is stoopid. I just don’t agree with the thread title that tenants are using it as an excuse to not work. As Bill very well said, the parents of young children are in a bind when schools close.

Two of my tenants have said they have a new appreciation for going to work every day. One, (teacher, with a class of 32 students) said even the worst days in the classroom were better than ‘distance’ learning. She has also said her district should be opening up some of the closed up buildings, cutting class size in half, and getting those elementary kids in school. But, alas, that city has no in person public school till January at the earliest. Families are struggling...... especially those with fewer options. --70.92.xxx.xxx

Pretend you’re a single mother with a young school aged child. You were struggling to get by as it was, but now the government is forcing your child into virtual learning. This now requires you either pay a sitter slightly less than YOUR hourly rate to stay home and supervise your child so you can go to work or you stay home with your child out of necessity.

DOH! i forgot scissors...i shall appoint you as secretary of the interior, scissors and helmets division. maybe bubblewrap suits for all those under 18? we will be requiring helmets for all those walking...right? don't worry if we forget a new rule or two...we can expand our new plan like all govt programs. they start with the germ of a good idea and expand to be frankenstein's monsters of unwieldy proportions. or is that fronkensteen? we are standing precariously on the brink of pure dependency on the government.

your observation was along my lines, maybe my rant concealed it. the closing of schools has been a MASSIVE problem for most folks. i saw a headline a few months back that 33% of the RN's locally had school age kids and they were having to drop shifts. some of the folks i know most hit are the lower end of the wage scale...this is a burden they will not recover from for many years. even the smallest ripple hits all shores. if i was the superintendent of schools i would advise all teachers to report for duty or register as disabled and i'd fill their positions. schools are for the kids. they, and we, are not getting what we are paying for. unions have to go --75.80.xx.xx
