I would be so frustrated if i was in your state that every five days they'd get a new one on different colored paper. It would be my job go give out notices like Halloween Candy. They'd get every violation and notice i could throw at them, it would be my new full time job! --172.56.xx.xxx

You get more flies with honey than vinegar.

Send your tenant an email/text letting them know that you are concerned they are behind on rent and with COVID impacting the economy so much that you will be dropping off your state specific CARES Act aid package. Let them know that they will have 5-7 days (what ever your state requires or what your lease says) to fill out the paper work after they get it and they will need to return it to you so you can fill out the Landlord endorsement of the paperwork. Let them know that if you don't get the paperwork back during that time that you will have to file courthouse because they do qualify for CARES act protections.

2 of the 3 times I have done this, I have gotten the paperwork back. The third time has resulted in a court hearing scheduled for later this week. Folks can't claim to be off work and then say they are too busy being unemployed to fill out assistance paperwork.

Here in California, If I threaten a tenant with eviction, then I'll have to pay a $10,000 fine! So instead I write my tenant a very nice and well written not saying, "You haven't submitted rent and it's past due. If there's a problem, please call me or send me a detailed email"! --47.155.xx.xxx

I am so tired of all these eviction moratoriums, and the government stiffing the landlords. I understand there should be some protections in place for assistance, but that should be made directly to the landlord. I personally would not do it. I did a little research on this myself today so you may want to google it. There may be a program coming up early in the new year, IF the moratorium is not extended but there are time frame limits and other restrictions.
