I just spoke with another landlord who told me he did a virtual home visit on a tenant. Basically he started meeting with applicants via zoom and at the end of the zoom call requested a virtual tour of their home. He said it was effective in avoiding one bad situation. I think this is something I'm going to try. This also would be effective in the event that the tenant is moving from out of the area where it's physically difficult to actually go conduct a visit.
