Hello all!

My tenant recently moved out of one of my sfhs. During her residency she installed a driveway gate (at her cost and with my permission). It has a keypad and solar opener that works well.

I would like to add some wording into my lease regarding the gate, specifically regarding damage to a renter’s vehicle if they should park too close to the gate’s path and also spelling out responsibility for damage to the gate itself.

I’m honestly not thrilled about having it but it IS a nice looking gate and would be a lot of work to get rid of. Am I looking for trouble with this thing? Are there issues I have not thought of?

Yes someone will try to beat the gate closing and have vehicle damage. Look at the fools that try to beat the railroad crossing arms.

For something called "money" you can have installed on of several safety devices to detect a car, child or pet in the way of the gate closing. Like a garage door, they have beams of light that when broken will keep the gate from closing. --47.155.xx.xxx

I have had a solar operated driveway gate for 18 years, never hit it. I do have to replace the deep cycle battery every 3 years or so. Also a couple times I have had to replace the mother board. Should be an asset, except when the battery goes dead, and tenants can’t get in or out. --107.77.xxx.xx

Sell it. In place. Let buyer dissemble. Or just ask higher deposit. Add lease clauses, just simple wordage much like any appliance spell out who is responsible for what. And if keeping gate spend a few minutes training move in resident on how to operate and responsibly. Can you paint a line or add a reflector stick for distance to stay back out of operating space. Talk about it with tenant let them know they are responsible for this item much like any item in the house. --172.56.xx.xxx
