I am continuing to search, and an applicant has disclosed he has "really bad credit" but would be willing to pay a double deposit. Said he did not know why I need the credit check for. I have automatically (in my mind) disqualified him.

Another applicant applied on her own accord, she works for a pharmacy and is getting a new job for the town's largest employer. They are doing a background check on her and finalizing the offer. The apartment would be for her with her boyfriend residing (occupant). He was not with her during showing, and I am concerned about that.

Is there a reason the boyfriend would only be listed as 'occupant' instead of Tenant? Better to have all all adults as Tenants so they are fully liable in case you need to collect.

As for 'bad credit'. I'm laughing since MY credit rating is way below what any Landlord would accept. I have been that way for eons. Tons of credit, lots of cards, charge everything, pay my bills 100% never missed a payment in 50 years but the NUMBER is so low because of too much credit. I don't automatically disqualify applicants for 'bad credit' unless it is because of non-payment. Have to look deep to see what 'bad credit' really means in each case.

The first tenant stating "really bad credit" and offering double deposit and don't pull my credit ... pass. Next.

The second one - just advise the girl that your policy (and if it isn't - make it your policy NOW) that all adults are to complete a credit/background check. It's up to you on if you want to have the BF on the lease ... she may not want him on there because she's smart - if they break up she won't be able to get rid of him (and neither would you) because he's on the lease. It's different if they are married. However, just because you may not want him on the lease (or "agree to it") doesn't mean you don't have the right to know who is living in your property. --67.242.xx.xx

Mr bad credit has a paper route for 6 years earn $700 month plus instacart grocery delivery for past year claims to earn $2,400 month. I have not verified his income. He also stated to me he plans on filing bankruptcy in next 6 month. Will pass on his application. The second applicant has a credit score of 720. Cjl, I do agree that is exactly why she would not want him on the lease so if it doesn't work out between them.

Here is common problem where a person with bad credit along with being constantly evicted will slip through the credit check by having a person who good credit get a rental unit. Credit check on all adult applicants no exceptions. Had someone come around for apartment who was around where he found out he had girl friend where they holed up in mothers basement. I gave him two rental applications where he told me it was not possible to run a credit check on his girl friend. A few months later he called where he forgot that the same place as before. It sound so much like a movie where bad people are holed up somewhere. I guess they will holed up in mothers basement for a very long time. In the province of Ontario seven hundred is the minimum level or you walk. The secondary market is gradually started to disappear as many of the houses, townhouse and condominiums are being sold to become owner occupied where they got fed up with rent arrears along with trashed out rental units. As soon anything is brought up about another person then provide two rental applications then see what the situation is. --147.194.xxx.xx
